Fall is a natural time to take a closer look at the parts of your home that will work harder as temperatures change. A quick seasonal review can help you notice small concerns before winter arrives.

Start outside with the gutters, drainage, roofline, and exterior surfaces. Inside, check the heating system, windows, doors, and visible areas around plumbing fixtures for anything that looks different from the last time you checked.

The goal is not to diagnose every issue yourself. It is simply to become familiar with your home and recognize when something may deserve professional attention.

Save this Reel for your fall home maintenance checklist, and send it to a homeowner who could use the reminder.

Getting a home ready to sell does not automatically mean starting a major renovation. Sometimes the most effective preparation begins with making the property feel clean, maintained, and ready for its next owner.

Walk through each room and look for worn paint, loose hardware, damaged trim, outdated light bulbs, clutter, and other small distractions. Outside, tidy landscaping and a clean entrance can help create a stronger arrival.

Once the basics are addressed, consider whether larger improvements actually make sense for your property and current market. Not every project needs to be completed before a home is listed.

Thinking about selling? Reach out and let’s discuss which areas may deserve your attention before your home reaches the market.

Maybe it’s my western roots. Maybe it’s the way I was raised. But I’ve always believed your word matters, relationships matter, and how you treat people matters.

Real estate has given me the opportunity to turn those beliefs into something I get to live out every single day because behind every property is a family, a dream, a new beginning, or a chapter coming to a close!!

Getting to be even a small part of those stories is something I’ll never take lightly.. I really, really love what I do!!

As temperatures begin to change, your heating system is about to become one of the hardest-working parts of your home.

Before you start relying on it every day, give it a quick check. Replace filters as recommended, make sure vents and returns are clear, and find out whether routine servicing is due.

If you’re buying a home, don’t forget about the systems working behind the scenes. Ask about the age of the heating equipment, recent maintenance, and any known repairs or replacements.

A little attention now can help you better understand what keeps your home comfortable all season long.

Do you know how old your home’s heating system is? If you’re not sure, this might be your reminder to check.

A beautiful kitchen may make the first impression, but functionality is what determines how enjoyable the space can be every day. Current renovations continue to place emphasis on making kitchens work better, not simply making them look different.

Consider the amount of usable counter space, cabinet storage, lighting, appliance placement, and how comfortably you can move between the main work areas. A thoughtful layout can make even a modest kitchen feel more efficient.

When touring a home, imagine putting groceries away, preparing dinner, entertaining, and moving through a typical morning. Those everyday moments can reveal more about the design than finishes alone.

What is the one kitchen feature you would have the hardest time giving up?

Falling leaves may look great around the yard, but they can quickly collect in gutters and around drainage areas. A simple exterior check can help prepare the home for wetter and colder weather ahead.

Look for leaves and debris in gutters, loose sections, and downspouts that may not be directing water far enough away from the home. It is also worth checking areas where water appears to collect after rainfall.

Seasonal maintenance does not always require a major project. Paying attention to smaller exterior details throughout the year can make it easier to identify areas that may need professional attention.

Add gutters and drainage to your fall home checklist, especially if mature trees surround your property. What’s one fall maintenance task still on your list? Let me know in the comments.

Fresh paint, new flooring, and updated fixtures can make a renovated home feel immediately appealing. But when touring an updated property, take a little extra time to look beyond the overall presentation.

Notice cabinetry alignment, flooring transitions, doors, trim, plumbing fixtures, outlets, and other finishing details. Ask when larger improvements were completed and whether documentation, warranties, or permits are available when applicable.

A renovation should improve how a home functions as much as how it looks. Understanding the quality and scope of the work can help you form a more complete impression before making a decision.

If an updated home has caught your attention, reach out and let’s talk about the questions worth asking before you move forward.

There’s just something special about small-town traditions!

Loved getting to be part of Brock Homecoming! Seeing everyone come together, cheering on our kids, and celebrating the community we get to call home is just the best.

These are the moments that remind me why I love living and working here so much. So thankful for the people and the little towns that make this area so special!!

This right here is my happy place… Watering my plants, watching the animals, and enjoying a little quiet before the day gets going!

Just one of those moments that makes me stop and think life is pretty dang good, thank you Lord!
