Eviction Education Week Continues...
An eviction doesn’t end when someone hands over the keys

It can make finding the next rental harder. A court filing may appear in screening records and future landlords may have questions about it. If the case includes unpaid rent or damages, that balance can follow the tenant after they move. If it turns into collections or docket with the courts, it may also affect their finances and make qualifying for a mortgage more difficult.

Then there’s the immediate impact: the cost of moving, finding a new place on short notice, changing a child’s routine or school, and figuring out how to get to work from somewhere new. That’s a lot to carry on top of an already stressful situation.

This is why we keep saying: please reach out early. Ask about a payment plan, rental assistance, or other options. And if a court case has already been filed, stay engaged and show up for court or mediation. The sooner everyone communicates, the more opportunity there may be to work toward a resolution.

An eviction can have consequences that last well beyond move-out day. If you’re struggling, don’t wait to ask for help!

Eviction week continues... Tenant Tuesday

We don’t want an eviction any more than you do. If you know rent will be late, please reach out as early as you can. Don’t wait for a notice to start the conversation. Depending on the situation, we may be able to discuss a payment plan or point you toward rental assistance.

Already received a notice? Let’s talk about your options. It’s not too late.

Has a case already been filed? It may still be possible to work toward a resolution. If mediation is offered, like in Marathon County, come ready to talk. When both sides reach an agreement, it can be put in writing and lead to the case being dismissed if both parties follow it.

Evictions take time, cost money, and are stressful for everyone. We don’t enjoy court any more than you do. We’re not here to be the bad guys... we’re here to manage the property and communicate with the people who call it home.

Please talk to us early. The sooner we communicate, the more opportunity we have to look for a workable path forward... together!

This is eviction education week... Manic Monday...

Evictions are stressful enough without learning the process the hard way. For owners and tenants...

Property owners: if you’re not sure how to handle an eviction, get help early. The paperwork and steps matter and a filing mistake can push everything back. A little guidance up front can save you a whole lot of time, frustration, and extra trips to court. Notices, servings, forms, proof, statutes... it can be a lot!

Tenants: being behind on rent or facing an eviction is serious but it doesn’t make name-calling, verbal attacks, or harassment okay. You can be upset. You can disagree. You still need to communicate respectfully and through the proper channels. After all we are all adults.

The eviction process has rules for a reason. Following them matters on both sides.

And yes... everyone can benefit from good property management. 😉😆🤔

Sunday is supposed to be a day of rest… and after this week, I’m going to try very hard not to jinx it. 😅

This past week, we:
✨ Signed 3 new leases
🏡 Held what feels like countless showings
🔨 Finished 2 renovations and started a third
📍 Took on 4 more properties
🎉 Closed on a new property for an investor
💸 Made it through the beginning-of-the-month rent rush
💧 Tackled water and utility bills
🏠 Got 4 roof estimates
📝 Completed 2 inspections

Phew. It’s been one of those weeks where the to-do list just keeps looking back at you.

Here’s hoping Sunday brings a little rest, a deep breath, and absolutely no surprises. 🤞

TENANT TUESDAY: Your floor might be someone else’s ceiling 🤷‍♀️ 🤔

And your late-night furniture rearranging? It might be someone else’s villain origin story. 😂

Shared living comes with everyday noise. We totally get that! People walk, kids play, dogs bark, and nobody expects you to tiptoe through your own home... But a little consideration goes a long way.

That means turning down the bass and TV (not everyone likes your taste in music or shows), keeping hallway conversations reasonable, and remembering that your guests noise and parking choices affect your neighbors too.

Working different hours is normal. Assuming everyone is awake because YOU are? That’s where things get tricky. 😉

If noise becomes a recurring issue, let management know when it happens, how long it lasts, and what you’re hearing. Specific details help us address the concern.

Everyone deserves to feel comfortable in their home including the person on the other side of your wall. In fact its part of your lease agreement to allow peaceful living! 💛

🏡 MANIC MONDAY: Renting has its perks… and some don’t get enough credit.

Homeownership gets a lot of hype. But you know what’s underrated?

Not having your Monday ruined by finding out YOU need to buy a new furnace. 😂

Renting can mean fewer surprise repair bills, less maintenance on your weekend to-do list, and more flexibility when life changes.

Depending on your lease, lawn care or snow removal might even be handled for you. And when something stops working, you have someone to contact to coordinate the repair... because finding a plumber is probably not how you wanted to spend your lunch break.

Yes, renters have responsibilities too. But there’s something to be said for having a place to call home without personally funding every aging appliance, roof repair, or plumbing surprise.

Buying can be a great goal. Renting can also be a great fit for the life you’re living right now. Neither needs an apology. 💛
