Statewide, Maine home sales slowed down this summer.
Here in Kennebec County, prices went up more than 10%.
Same summer. Two very different stories!
From June through August, the median sale price in Kennebec County was $365,000, up from $330,750 a year ago. The number of homes sold barely moved, 420 compared to 424.
So why Waterville? Price.
The median list price in Waterville is around $297,000. Statewide, the median sale is $424,550. Cumberland County is over $620,000. Buyers getting priced out of southern Maine are coming up 95, and they're finding a real downtown, three colleges, the lakes, and a house they can actually afford.
But here's the thing.
Inventory is up too. Homes in Waterville are taking about 49 days to go under contract, and most are getting one offer, not five. Buyers are paying more, and they're also pickier.
So "is it a good time to sell?" is the wrong question.
The right question is, what's my number?
Your sale price is not your check. Before you list anything, find out what you'd actually walk away with after your payoff and closing costs, and whether that gets you into your next home.
I walk through all of it in my latest video, including the Inland Hospital question I keep getting asked.
If you'd like to see your own numbers, send me a message or call 207-649-6893 and we'll build your Money Map together. No pressure, just a plan.
Make it happen!
