I pulled the last three months of numbers for Palmer and Wasilla, and the split between price ranges is bigger than most people expect.
Across the whole market we have about 2.5 months of supply, and homes that sold averaged 35 days on market. Under $500K it's even tighter at 1.7 months. Once you cross $500K, supply climbs to 4.2 months and sold homes averaged about 45 days on market. Homes over $500K make up about half of what's for sale right now but only 31% of what sold. Over $1M there are 16 active listings and 5 sales in three months.
My take: if you're selling above $500K, price it right from day one and plan on a little more patience. If you're buying in that range, you have more room to negotiate than you might expect. Under $500K, buyers still need to be ready to move quickly.
If you want to know where your home or your price range fits, I'm happy to pull the numbers for your neighborhood. Give our office a call at 907-885-2228.
