A boat slip at Moss Landing Marina in Washington is listed for $62,550. Most buyers assume that number is the whole story. It isn't.

A deeded slip isn't a spot you rent from the marina. It's real estate. You hold title, you can sell it or pass it down, and the county sends you a tax bill every year.

At Moss Landing, that means roughly $5,127 in annual property taxes, plus $1,000 in HOA dues. Numbers that rarely show up in the listing headline, but shape the actual cost of ownership.

Three things worth knowing before you shop for a slip:

>> A deeded slip carries a title, taxes, and HOA obligations, just like any other piece of real estate.
>> Ownership means you control the asset. You can sell it, lease it, or hand it down.
>> Slips along the ICW corridor tend to hold their value the same way waterfront land does.

That last point is why we treat a slip as an investment decision, not just a place to park a boat.

Considering a slip for your own boat or as an investment? Send us a message. We'll walk you through what ownership actually looks like before you sign anything. ⚓

A couple from Raleigh spent six months touring waterfront homes around Belhaven before they realized the real decision wasn't about price. It was about two completely different daily lives.

Downtown waterfront living, think Pantego Creek, means walking to coffee, catching the boat parade from your front porch, and knowing your neighbors by first name. Smaller lots, closer quarters, and the town's rhythm becomes your rhythm.

Private riverfront homesites, think Windmill Point or Battalina, offer the opposite. Long driveways, deep water frontage, room for a workshop or a dock big enough for the whole family. Quiet mornings, dark skies at night, and a drive to town whenever you want a restaurant meal.

Both are beautiful. Neither is better.

But they attract very different buyers, and we've watched people fall in love with the view before asking whether the lifestyle actually fits.

Before you tour a single home in Eastern NC, ask yourself one question: do you want to walk to the water, or wake up alone with it?

That answer changes everything, from your search area to your budget to the questions we ask on your behalf.

Not sure which version is yours? Send us a message. We'll help you figure it out before you fall for the wrong front porch. 🏡

For boaters cruising the East Coast, one well-placed stop can turn a long journey into two manageable passages.

Where would you expect that stop to be?

Most people name a major city or famous harbor. But experienced cruisers know the most valuable stop isn’t always the best-known name on the chart. It’s the place that offers the right combination of location, protection, access and time to reset before the next leg.

Positioned near the midpoint between Martha’s Vineyard and Miami, Moss Landing Marina in Washington, North Carolina, offers exactly that.

Located just off the Pamlico River in a protected downtown harbor, Moss Landing gives cruisers a comfortable place to rest, resupply and wait for the right weather window while enjoying walkable access to restaurants, shops and everything Washington’s waterfront has to offer.

Distance matters. So do tides, weather, fuel, shelter and knowing where you can comfortably spend a few days when conditions change. The right marina doesn’t simply provide a slip; it changes the way you plan the entire passage.

At SumnerBaird | SeaGlass, we think as much about how our clients live on the water as where they live beside it. For those who plan their year around cruising seasons, the right slip isn’t an afterthought. It’s part of the lifestyle.

Where would you choose as your essential East Coast stop? 🌊
