Yes it’s a weird market (maybe even weirder than we felt wearing these sheets around town, or weirder than AI made our hands for whatever reason 🤪), but people are still buying and selling in Beaufort County. Right now we are seeing $200-$375k as the hot price range AND we are seeing more negotiations from sellers….whether that be closing costs, repairs, or a rate buy down. Sellers who price right for today’s market are still getting contracts and buyers with thoughtful offers may go further right now, we’d love the chance to talk to you about what that means for your specific situation!

In this market you’re probably thinking, “shouldn’t this say seller beware?” Well, yes and no, we’re seeing higher interest rates than we’ve seen for the past few years but we’re also seeing sellers more willing to negotiate and make repairs than the last few years as well. In the 2021 market sellers weren’t even willing to give buyers a tissue to cry into let alone fix anything or come down in price, now we are seeing price negotiations, repairs and closing costs being offered. Interest rates will go down, but when they do competition will go up and seller negotiations will disappear, the monthly payment still needs to make sense for you, but I’d prefer to be a buyer right now in this market than a 5% interest rate market hands down any day of the week.

🚽💩 Other than your family... who else is willing to deal with your 💩?
Turns out... your REALTORS®. 😂. And you’d be surprised how many don’t know the importance of a septic inspection, or even how they work 👀
We felt like it was important that we were there on our client’s behalf during this inspection, what started out as a major concern ended up as a minor repair. Talking with the septic crew was crucial to understanding what needed to happen and we were able to get it taken care of the very next day and the contact didn’t stall for even a second 💪🏻
