I recently worked with a buyer who had been looking for a home for years. She had her must-haves list and a clear budget but just wasn’t finding anything that felt right. We decided to pause and look at what homes had actually sold in the past 6 to 12 months. The result? Not a single one matched what she was hoping for. That moment was frustrating but also freeing. It showed us that what she wanted didn’t exist in today’s market and gave us a chance to reassess. Most agents skip this step and keep showing homes that don’t fit. That’s why I built my Foundations to Futures method—to help buyers make smart, informed decisions instead of chasing unicorn homes that may never come along.

Welcome to 1307 Fairmont St NW—a stunning 3BR/2BA condo in a boutique two-unit building, full of charm and light. The open kitchen, custom closets, and solar panels make this a smart and stylish home for your next chapter. Located on a quiet street in Columbia Heights, close to parks, restaurants, and the Metro. Don’t miss it!

My clients were ready for more space—but not ready to give up their walkable lifestyle.

🚆 They loved being near Metro.
🍽️ They wanted to stay close to great restaurants.
🏡 But they needed room to grow.

We narrowed down their search to neighborhoods that gave them the best of both worlds—which led us to a beautiful renovated home in Columbia Heights with:
✅ Off-street parking
✅ A lower-level in-law suite for visiting family
✅ A prime location that worked for their whole family

And the best part? We negotiated the price $30,000 lower to get them into their dream home at the right budget.

But don’t just take my word for it—see what they had to say!

If you’re feeling like you need more space but don’t want to give up the lifestyle you love, send me a message and let’s talk about your next step!

I thought I was going to have to throw out half my stuff… 😅📦

When my partner moved in, my house was already full.

He thought everything would fit just fine—I, on the other hand, knew better. (16 years in real estate will do that. 😉)

With two people and two 70-lb dogs, it didn’t take long to realize we needed more space.

So when we moved, a huge storage room became a must-have—even though our new house isn’t THAT much bigger, the right layout made all the difference!

Now we are all harmoniously co-existing and feeling like we have the space that we need to support us in the next chapter of our lives 💕

Watch to see our old space and why this storage room was a total game changer!

For this week's Homes We Love, we're absolutely smitten with this deceptively spacious rowhome that proves you should never judge a book by its cover! Behind its classic DC facade lies one of the most unique and spectacular living spaces we've seen.

What stopped us in our tracks:
✨ A breathtaking double-height living room spanning the entire width of the home
✨ Chef's kitchen with Fisher & Paykel appliances and built-in w**e cooler
✨ Sophisticated second-floor den with wet bar overlooking the living space
✨ Show-stopping rooftop deck offering 360-degree city views
✨ TWO parking spaces (a true urban luxury!)

The location is everything we love about DC living - steps to Union Market, multiple grocery options, and local favorites. Plus, you're just a five-minute walk to Metro!

I hear it all the time: "I should probably wait a couple of months to start looking at homes."

But here's what I've learned after helping countless women buy their first homes in DC - waiting often costs more than you think. Let me break this down:

Take a typical DC rental: $2,500/month. That's $30,000 a year going straight to your landlord. Now imagine redirecting that money toward building your own wealth instead.

But it's not just about the money. When you wait, you're also:

- Giving up control over your living space (goodbye, dream kitchen renovation)
- Missing out on building equity in a growing market
- Staying stuck in the cycle of unpredictable rent increases
- Postponing the stability that comes with having a place that's truly yours

I get it - buying your first home feels huge. There are so many "what-ifs":

- What if I'm not ready?
- What if I make a mistake?
- What if I can't afford what I want?
- What if I have to maintain it all alone?

These concerns are normal. But here's what might surprise you: You don't need everything perfectly figured out to start this journey.

What you need is a clear roadmap and someone who understands both the DC market AND your specific concerns as a first-time buyer.
