An escalation clause can win you a house. It can also tell the seller exactly how much you’d pay.

Here’s how it works. You offer a price and say you’ll beat any other offer by a set amount, up to a maximum. You can start lower and only go higher if someone else does.

The line I read twice is that maximum. Once the seller sees the cap, they know your ceiling.
The next thing I ask for is proof. If your price goes up because of another offer, you should get to see that offer, not just take someone’s word for it.

And then there’s the appraisal. If you escalate far past what the house appraises for, that gap is yours to cover. Running a comparative market analysis ahead of time will give you a sense of that gap.

An escalation clause used well is a strong tool. Used casually, it can be an expensive way to show your cards. It’s all about strategy.

Some buyers see “unknown” on a seller disclosure and skip right past it. I don’t.

The disclosure is the seller’s opportunity to share what they know about the home. The roof. Water infiltration. Lead pipes. Whether permits were pulled for work that’s been completed.

“No” is an answer. “Yes, and here’s what we’ve done” is also an answer.

“Unknown” can mean a lot of different things. Most times it’s honest. They’ve never lived in the home, it’s inherited property, and they really just don’t know. Sometimes it means no one, during the time of ownership, thought it necessary to investigate.

So when I see it, I ask. How old is the roof? Has there been any water infiltration? Were permits pulled for the addition? Then my clients and I meet with the inspector, so he or she knows exactly where to look.

“Unknown” isn’t necessarily a red flag. It’s a question. The only mistake is not asking it.

Most sellers think the work starts when the sign goes in. The fourteen days before that are the ones that decide how the first weekend goes.

Day fourteen, book the trades. Painters and handymen quote about two weeks out. Anything that needs a trade gets booked now, while you still have a choice of who does it.

Day ten, clear the house out. A storage unit rather than the basement. Buyers open every closet, and a full one reads as a house without enough room.

Day seven, clean and cut back. Deep clean inside, and give the front a week to settle after any trimming so nothing looks freshly cut in the photographs.

Day five, photography. Lights on, blinds open, cars moved, and everything personal put away before the photographer arrives.

Day three, paperwork. Disclosures and condo documents take longer than almost anyone expects, and a listing that goes live without them starts at a disadvantage.

Day one, walk it yourself. Come in the front door and look at the house in the order a buyer will see it.

Listing day should be quiet. That is the whole point of the fourteen before it.

Save this before you pick a date.

Most buyers reschedule when it rains. I book the showing.

Sunny days are wonderful for photos. Rainy days are wonderful for information.

Start outside. Notice where the downspouts send the water, toward the house or away from it. Look at the ground around the foundation. Is water pooling? Is the yard properly graded? On a property with significant acreage, regrading costs can add up quickly.

Then go downstairs and take a breath. A basement that smells damp in a storm tells you far more than one that’s been aired out for an open house. And look up. A ceiling stain that seems dry in the sunshine can look very fresh in the rain.

Sunny days sell homes. Rainy days tell you the truth about them. ☔

So if it’s pouring this weekend, it might be the best time to go look.

Anyone can tell you a house shows beautifully. Here are five things to ask instead, and what the answers tell you.

Start with how long it has been listed, and whether it has been under contract before. A sale that didn’t complete is often the most useful thing you’ll learn all afternoon. If the financing didn’t come together, that sat with the previous buyer. If something came up in the inspection, it’s worth understanding properly before you write.

Ask what has been replaced and when. You want years, not “recently.” Every roof and furnace has a life remaining, and the distance between that and its replacement cost belongs in your numbers.

Ask about the seller’s timing. A settlement date that suits them can matter as much as the price, and knowing that lets you shape an offer that works for everyone.

In a condo, ask what the fee actually includes. In most DC buildings it covers water and the common areas while electricity and gas are billed separately, though it varies building to building. Then ask about reserves and any special assessment under discussion.

Save this before your next Sunday of showings.

Your lender might be the most important person in your offer.

When an offer lands, the seller’s agent asks one question: will this close? Often, they pick up the phone to find out.

They’ll want to know how far along you are, how long you’ve banked with your institution, whether your income has been verified, and if there are any concerns. Even an all-cash buyer using private banking funds may be asked for a proof-of-funds letter.

And remember, a pre-qualification and a pre-approval are not the same thing. One reflects what you’ve shared. The other reflects documents someone has actually reviewed.

A lender or private banker who answers, knows your file, and speaks with confidence can strengthen your offer without changing a single number.

So before you fall in love with the house, make sure your banker will take that call.
