Named for the nearby institution, American University Park’s houses may be closer together than Spring Valley to the west, but with its tree-lined streets, festive holiday decor and more, the community feel is strong. People move to AU Park for the vibes, as well as schools, proximity to Metro and retail and much more.

30-year mortgage rates are up 90 basis points over this time last year (that translates to an extra $500/month on an $800,000 mortgage)…however in terms of closed sales prices we have seen little movement year-over-year (noting certain market segments and neighborhoods are bucking this trend in both directions).

Northern Virginia, where inventory is up the most markedly (+30%), saw year-over-year median prices up 4% last month; meanwhile, in Maryland where inventory was up almost as much (+23%), prices are flat with last year. DC’s inventory is on par with this time in 2025, but prices have been softer (about 3% under last year).

Buyers who are ready, willing and able, continue to have more leverage and can take advantage of market dynamics for the right home. As new inventory slows and some sellers choose to take their homes off the market to rent or re-launch in 2027, sellers should be strategic about their launch (or re-launch) plans — with price and condition being the ultimate drivers of seller success.

Great org and way to ensure those pieces you no longer need/want help make someone else's house a home!

Our warehouse is running low. On almost everything.

Right now, our biggest needs are:
🛋️ Couches
🗄️ Dressers
🍽️ Housewares
đź’ˇ Lamps

Clients come to us to turn empty apartments into homes. Lately, we're sending them off with less than they need.

Got a dresser in the garage? A spare lamp? The couch you keep meaning to "deal with"? Load it up and drop it off.

📍 Schedule a Drop Off: https://bit.ly/4hwaq7j

Your garage gets roomier. Someone's home gets fuller.

August data tells a very similar story to July numbers — increasing inventory and longer days on market…and prices are slightly above this time last year across markets. Of course, as I always remind my clients (and you), there is no one market so we are still seeing micromarkets bucking the trend — whether a more challenged condo market or in-demand neighborhoods seeing pre-inspections, multiple offers, etc.

Mortgage rates have been trending up since February (with some periodic drops) but now are at their highest in 14 months. The jury is out as to what impact this will have on the fall market, which usually ticks up after an August lull. Buyers that are positioned to proceed despite higher rates, likely will face less competition. And, with the upcoming mid-term elections, some buyers and sellers may put a hold on their plans to see what impact that may have on the economy and more.

Looking to analyze YOUR market and/or position? Send me a DM to schedule a one-on-one consult!

As Mark Twain might have said, “The report of [the DC condo market’s] death was an exaggeration.”

Yes, there is more condo inventory than there has been, and some buyers are unable or just hesitant to enter the market. But there also are still savvy buyers who are not letting headlines get in the way of moves that make sense for them!

This is the second condo within a three-block radius I have had at the privilege of helping my clients sell this season. Both went from listing to contract in 2-3 weeks, when the median DOM is more than 3x that!

Congrats to the sellers and buyers…and reach out if your in need of a solid strategy to take on today’s market — as a buyer or seller!

While DC inventory has remained elevated but relatively steady over the past year, we are now seeing the highest levels of homes for sale in Virginia and Maryland suburbs since the COVID era. At the same time, however, median prices are almost exactly where they were last summer; so, despite longer days on market and more buyer leverage for many areas and sub-markets, values have held. If you are financially prepared and looking to buy, don’t sleep on potential opportunities that today’s market present. And, as noted last month, if you are looking to sell, don’t be discouraged by more competition — as long as you are dialed in on your 3Ps, you can beat the market (and, most importantly, enable what you want to buy or do next).

Need help analyzing your market and/or position? Don’t hesitate to reach out!
