Three years ago, my goal was simple… just to cap.

I’d spent years at a company that didn’t even have one. 😬

The final walkthrough is more than one last look.

Before closing, don’t just admire your new home make sure you check it.

A few things buyers often forget:
• Run the dishwasher and disposal.
• Test the garage door, remotes, and keypad.
• Turn on the heat and A/C.
• Flush toilets and check under sinks for leaks.
• Open windows and exterior doors.
• Make sure agreed-upon fixtures and appliances are still there.
• Collect every key, remote, fob, and garage opener.

The final walkthrough is your last chance to make sure you’re getting the home you agreed to buy.

Your trusted real estate agent should be there with you to make sure you dont miss anything.

Once you sign the papers you own it.

They remove every reason a buyer has to negotiate.

5 things I would never do to my home after 18 years in real estate ↓

1. Over-improve for the neighborhood. I learned this the hard way. Some improvements will never give you a return.

2. Remove a bedroom to expand the primary suite. It feels so logical until you’re trying to sell a 2 bedroom and wondering what happened.

3. Convert the garage. Buyers want a garage. I don’t make the rules.

4. Skip the permit. It’s fine until it’s really, really not fine.

5. Pick trendy finishes. Somewhere there’s a house with an accent wall that used to feel very cutting edge.

Anyway. Learn from my clients so you don’t have to learn from your mistakes.
