Long Island real estate myths that need to be put on trial.

Spring isn’t automatically the best time to sell. The highest offer doesn’t always win when another buyer brings better terms, timing or fewer complications.

Solar panels don’t automatically add value either. Depending on whether they’re owned, financed or leased, they can add another layer to the sale.

And your home going up in value forever? Real estate has historically rewarded plenty of Long Island homeowners, but appreciation isn’t guaranteed and markets can change.

The biggest mistake is treating every real estate rule you hear like it applies to every house and every market.

Drafting real estate tactics with a limited budget gets competitive fast.

Door knocking took almost the entire budget because sometimes the old school approach still works.

Shopping carts went cheap, direct mail started a bidding war, and cold calling was still sitting there waiting to be drafted.

The funny part is some of these tactics sound inexpensive until you add up what you’ve actually spent on them over the years.

After 25 years in real estate, we’ve tried just about everything.

Which real estate tactic would you spend your entire budget on?

Building wealth on Long Island isn’t always about making more money. Sometimes it’s about making smarter decisions with what you already have.

Registering for the STAR benefit is an easy yes if you’re eligible. Opening a HELOC before you actually need access to equity can give you flexibility, but borrowing against your home still comes with risk and interest costs.

Buying in an undervalued town can pay off, but appreciation isn’t guaranteed and it may take years.

A legal two family can also be a strong option for the right first time buyer because rental income may help offset housing costs.

Timeshares and Airbnbs? Those get an F from us.

Turning a Long Island home into a legal two family isn’t as simple as adding another kitchen and calling it an apartment.

Whether a property can legally become a two family depends on the town, zoning, permits, property and local requirements. In many areas, getting approval can be extremely difficult.

That’s also why an existing legal two family can be so valuable to the right buyer. Before removing a legal use or converting the property back to a one family, understand whether that designation could be difficult or impossible to restore later.

And don’t forget the taxes. A legal two family may be assessed and taxed differently than a comparable one family property.

Before buying a home because you think you can convert it later, verify what’s actually permitted.

Some Long Island real estate risks can either be an A or an F depending on what you know before making the decision.

Buying a complete money pit can be a great opportunity if you understand the repairs and have the budget for them. Finding out it’s a money pit after you close is a completely different story.

Using home equity to buy another property can make sense for some homeowners, but taking on debt against your home comes with real risk.

And buying in a Long Island town you’ve never even visited? Automatic F.

The biggest lesson is simple. Know exactly what you’re getting into before making one of the biggest financial decisions of your life.

One of the craziest listing appointments we’ve had on Long Island happened in Levittown about 20 years ago.
The house had already failed to sell with four different brokers when the owner called us in.
We gave him our entire listing presentation, explained how we’d approach the sale and waited for his response.
He looked at us and said there was only one thing left to do to seal the deal.
Smoke a joint.
Definitely not part of the standard listing presentation.
But we got the listing and, more importantly, we got the house sold.
After 25 years in real estate, you collect some unbelievable stories.

The Hamptons in the summer might officially be overrated.

The prices are one thing, but social media has completely changed the experience. A restaurant blows up on TikTok or Instagram and suddenly everyone on Long Island is driving east to try it.

People who spend their entire summers out there are now fighting for reservations at places they’ve been going to for years.

Montauk used to feel like the escape. Now even Montauk is getting packed.

Maybe some Long Island spots need to stay off social media.

If you own a home in Nassau County, you could be paying more in property taxes than you need to.

You can challenge your property’s assessment yourself or hire a property tax grievance company to handle the process for you. The goal is to use comparable properties and other evidence to show that your home’s assessed value should be lower.

If you file yourself, there’s no company fee. If you hire a service, make sure you understand how its fee is calculated and what happens if your assessment is reduced.

Not every homeowner will qualify for a reduction, but if your assessment seems high compared with similar homes, it may be worth reviewing.

Drafting Long Island Italian restaurants with a budget turns into pure chaos.

Half the strategy isn’t even getting the restaurant you want. It’s making the other person overpay for theirs.

Angelina’s started a bidding war. Bella Notte went for $3. Then King Umberto entered the draft and suddenly the budget didn’t matter anymore.

What Long Island Italian restaurant are you spending your entire budget on?
