🏡 JUST SOLD & PURCHASED! From Massachusetts to Florida!☀️🌴

Back in July, my friends, Richie and Danielle came to me with a goal: sell their home in Fall River and find their next home in sunny Florida by November.

Well, I'm happy to say, MISSION ACCOMPLISHED!🎉

With the help of my amazing team of business patrons here in MA and an EXIT team in Florida, we worked together to make it happen!

From preparing and marketing their Massachusetts home to coordinating the sale and their purchase in Florida, it was truly a team effort from start to finish.

One of the things I love most about being part of EXIT is the network of agents we have across the country. Whether you're moving across town or across state lines, having the right people working together can make all the difference!

I'm always grateful when someone puts their trust in me to help them achieve their real estate goals, but there's something extra special about having friends trust me with such an important milestone. ❤️

Congratulations, Richie and Danielle!🥂 I'm so happy for you both and excited for this next chapter! Thank you for allowing me to be part of your journey.

This isn't goodbye… it's see you soon! Hopefully in Florida! 😉🌴☀️

Thinking about making a move, near or far? I'd love to help you put together your own EXIT Strategy!

Is staging worth it? It may be if you want to get the most for your house.

Data shows every $1 you spend on mid-level staging could add about $3.50 to your profit when you sell.

It can save you time, too. Staged houses can also sell up to 73% faster, which means fewer weeks of keeping everything spotless for showings.

And working with a smaller budget is totally doable. Clearing off counters and arranging furniture so rooms feel open are inexpensive options that can still make a big difference on how well your house shows when it hits the market.

Not every house needs the same level of staging. Want to know which updates would help yours sell sooner – and for more? Send a message, and we’ll walk through it together.

In case you haven’t heard, 27% of homes sold in September were bought with cash, according to NAR. That’s more than 1 in 4.

When you hear a number like that, it’s easy to wonder how that’s even possible nowadays – especially with so many people struggling with affordability.

You might picture wealthy investors with deep pockets…but not all cash buyers are who you'd think.

Some are just regular homeowners who’ve built up enough equity over the years to sell their house and buy their next one in cash.

So sure, affordability is tight. But that doesn't mean buying a home today is only possible for the wealthy or big investors.

If you own a home and you’ve lived there for a while, you may be in a better position to move than you think.

Want to know how much equity you have? Let’s find out what it could do for your next move.

Why Builders May Be More Motivated To Sell Than Homeowners

Pending home sales just dropped 11.3% compared to last year. But what if that slowdown could actually help you get a better deal on a brand-new home?
Here's why that matters.

When the market slows, homeowners and builders don't always react the same way.

A homeowner who isn't getting the offers they want can decide to stay put and wait. But builders? They've already invested in houses they need to sell. And every completed home that sits unsold costs them money.

That can make builders more motivated to negotiate. And the numbers prove they're already making moves.

According to the National Association of Home Builders, 65% of builders are offering incentives, and 43% are cutting prices. The typical reduction? 6%.
For buyers, that could mean serious savings. Think lower prices, help with closing costs, or even a better mortgage rate.

And the biggest opportunities may be hiding in brand-new homes that are already built and waiting for buyers.

So, before you rule out new construction, let’s see which builders in our area may be ready to negotiate.

Here's something most buyers overlook…

When the housing market slows down, homeowners and builders don't always have the same priorities.

A homeowner may be willing to wait for a better offer. But builders with completed homes sitting unsold often have more reason to keep sales moving.

In October, over 60% of builders offered some type of incentive. And almost half (43%) cut prices.

That could mean more negotiating opportunities for you.

The trick is knowing where to look. Let's find the builders with more move-in-ready homes available right now and see what they're willing to offer to get their inventory sold.

Why More Buyers Are Turning To Adjustable-Rate Mortgages Today

Today's market has more options than many people realize. Finding the right one could be as simple as getting more information about tools like ARMs. A trusted lender can run the numbers with you, walk you through the what-ifs, and help you explore the possibilities.

Is an ARM a good option for you? Talk to a loan officer to find out.

When mortgage rates climb, buying a home can start to feel like trying to hit a moving target. Every jump in rates makes monthly payments bigger, and that pushes a lot of buyers to look for another way in.

Confused by Home Price Headlines? Here’s Why.

National headlines can’t tell you what your home is worth or how much room you have to negotiate. Local data can. If you’re thinking about buying or selling, let’s look at how prices are moving in your area, so you can set your price or make your offer with confidence.

🏡 We bought a home when so many people were saying to wait for lower interest rates. Here's why we don't regret it!

As a Realtor AND someone who purchased a home in this market, let me share a little perspective.

In 2021, interest rates were historically low, but buyers faced bidding wars, rising prices, and fierce competition.

In 2023, rates climbed, and people STILL said it wasn't a good time to buy.

Fast forward to late 2025. Rates were still higher than we'd gotten used to, home prices hadn't exactly come crashing down, and guess what?

My husband and I bought a home anyway!

Why? Because the timing was right for US.

The market was becoming less competitive where we were looking, we had more room to negotiate, and I was able to secure seller concessions that helped reduce our upfront costs.

Would we have loved a lower interest rate? Of course! But we found the right home, in the right location, at a price and monthly payment that worked for us.

And instead of continuing to rent, we started building equity in a home of our own. ❤️

❗️Now, here's something I wish more buyers understood...

Everyone talks about waiting for interest rates to drop. But what happens when they do?

More buyers may enter the market. Competition increases. Multiple offers become more common, prices can get driven up, and suddenly there's less room to negotiate.

So while you might get a lower interest rate, you could end up paying MORE for the house itself!

Lower interest rates don't automatically mean a better deal.

Rates matter, absolutely! But so do purchase prices, competition, seller concessions, and most importantly, what you can comfortably afford.

There are also options buyers may not realize exist, like seller-paid closing costs, rate buydowns, and down payment assistance programs.

And while refinancing may be an option down the road, it's never guaranteed. Your monthly payment needs to work for you TODAY.

❤️ Here's what I really want you to take away from this...

My job isn't to convince you that NOW is the time to buy.

My job is to help you understand your options, navigate the market, and make an informed decision about when the time is right for YOU.

Sometimes renting makes more sense. Sometimes buying does. Everyone's circumstances, goals, and financial situations are different.

Whether you're ready to buy now or just starting to explore your options for 2027, I'm always happy to have a conversation.

No pressure. No obligation. Just honest advice and guidance.❤️

What if your first home isn't a house at all?

If you've been struggling to find a traditional single-family home that fits your budget, don't overlook condos.

According to Zillow, the typical starter condo costs under $200k nationally. Part of the reason they can be more affordable than a single-family home is because they’re normally smaller.

Sure, you may trade some square footage or a backyard for shared walls and an HOA fee. But you could also get a lower purchase price, great amenities, and less maintenance to handle yourself.

And if that means getting your own set of keys sooner, it could be an option worth exploring.

Your first home doesn't have to check every box you originally imagined. It just needs to be the right fit for your life and your budget right now.

Let's look at what's available in our area and see if a condo could be your way into homeownership.
