🏡 How does a successor trustee sell a house in California?
In most cases, a home held in a living trust can be sold without probate court approval. The trustee follows the trust's terms and sells much like a regular listing.
The key steps:
🔹 Confirm the home is titled in the trust
🔹 Send the required trust notice within 60 days
🔹 Decide with the beneficiaries whether to sell or distribute
🔹 Price, prepare and close through escrow, usually about 30–45 days
I put together a step-by-step guide for families in Diamond Bar, Walnut and Chino Hills, including what to do if you live out of the area.
