What actually needs fixing before you sell, and what’s a waste of money?

Sellers usually go one of two ways: they do way too much because “that’s what sells a house,” or they freeze at a contractor’s quote and do nothing at all. Both are wrong, because neither is based on the actual numbers.

I’ve seen sellers spend 40,000 on upgrades that barely moved the needle because the neighborhood didn’t support that price jump. I’ve also seen sellers spend 8,000 and add way more than that to the final sale price, because the spending was aimed exactly at what buyers in that range cared about.

There’s no universal answer. It depends on your home, your neighborhood, and what buyers are comparing you against.

5 Walnut Creek neighborhoods, 5 totally different vibes. Here’s the honest breakdown.

Parkmead: walkable, classic, and my top recommendation. Saranap: more space and privacy with access to two downtowns. Northgate: top schools and bigger lots, longer commute. Castle Hill: real acreage and privacy, Alamo style feel. Downtown Walnut Creek: walk out your door into world class shopping and events.

There’s no single right answer. It depends on what matters most to you and your family.

My client’s conversion cost about 85,000 when he did it. Based on bids I’ve seen more recently, that same project is probably closer to 150,000 now, largely due to inflation on materials and labor, and in some cities new solar requirements. If you’re running numbers on a project like this today, don’t anchor to old pricing.

Here’s how to get real numbers instead of guessing. Hire an independent appraiser, usually around 800 to 1,000. That’s a small price for the peace of mind of knowing what your home is likely to be worth before you spend 85 to 150,000 building something. Bonus, they can also give you a rental appraisal so you know what the unit would rent for.

On this deal, I ran the comps myself, and the owner did his own due diligence separately. We cross checked and landed in the same place, which gave us both real confidence going in.

But if you go this route, you cannot skip the right insurance. If you’re subbing out plumbing, electrical, framing, whatever it is, you need to confirm those subs actually carry insurance and are bonded. A lot of owner builders find out the hard way that someone they hired wasn’t covered, and if something goes wrong, that liability lands right back on the homeowner.

Also be honest about whether you have the time. Contractors do this for a living. If you have a full time job on top of it, really think about whether you can take this on, because you can lose money if you don’t have enough time.

The plan from day one was to convert it into an ADU. I ran the numbers to make sure the property could appraise at a minimum of 950,000 once it was done. That number mattered because he put down just 5% at 80% loan to value. Once it appraised at 950, he forced his way into 20% equity, largely from the ADU. That’s 15% equity created out of nothing but a garage conversion.

It also crossed the 80% loan to value threshold, which meant his PMI dropped off completely. So he added a rental unit bringing in monthly income and eliminated his mortgage insurance in the same move.

The ADU alone brought in around 1,000 to 1,200 a month in cash flow, before even counting the PMI savings.

Ramen night with the fam at Marufuku in Walnut Creek! 🍜

We ordered the Hakata Tonkotsu, the Shoyu, and two kids ramens. You can order drinks while you wait in line, which is a game changer for us adults. 🍻 The boys loved every bite, and they each got a coin to pick out a toy at the end. Huge win!

Thinking about relocating to Walnut Creek and love ramen? Add this spot to your list while you’re exploring the different neighborhoods. 🏡

The difference comes down to one detail: can you physically walk from the main house into the ADU from the inside? Sharing a wall isn’t enough. Without that interior connection, the square footage never combines, even if the structures are technically attached.

If there is an interior connection, the appraiser combines the square footage and comps off that total. If there isn’t, they value the main house on its own, then add a separate value for the detached ADU. Two totally different calculations, two different numbers.

Most agents just pull a report and tell you a number. I go find comps of homes that actually sold with an ADU nearby, because it works completely differently depending on that one detail.

The whole 680 corridor, Walnut Creek, Pleasant Hill, Concord, and Martinez, gives you a range of price points within a tight stretch. Concord is the most accessible entry point, Pleasant Hill balances price and access, and Walnut Creek runs higher around 1.5 million but comes with strong schools and lifestyle.

Because this area sits along the 680 and near BART, rental demand for a room, unit, or ADU stays solid across the corridor. Commuters heading into San Francisco, Oakland, San Ramon, and Dublin all want that access, which is exactly what makes a house hack pencil out financially.

Bottom line: don’t lock into one neighborhood. Look at the whole corridor and find the price point and trade off that fits you best.

Downtown Walnut Creek is anchored by Broadway Plaza, a gorgeous outdoor mall with major shopping and every restaurant style you could want. Add in Main Street’s boutique shops and live music, plus Locust Street’s restaurant row, and there’s real energy down there most weekends.

Expect mostly condos and townhomes here, generally 600K to 1.4 million depending on size and age. And the events never stop: Arts and W**e Festival, Oktoberfest, a Sunday farmers market, summer concerts at Broadway Plaza, and a new European style food hall on the way.

If walkability to all of that matters, downtown is worth serious consideration, and it tends to hold value well over time.

Castle Hill sits just south of Parkmead, right up against Alamo, and genuinely feels different from the rest of the city. Large lots, hillside homes, ranch style properties with real acreage in some cases. Pricing runs 1.5 up to about 3 million for the bigger hillside properties.

Not as walkable as Parkmead or Saranap, about a 10 minute drive to downtown. But what you’re trading for is genuine space and privacy that’s hard to find anywhere else this close to everything Walnut Creek offers.

This is where I send clients who want land, quiet, and room to breathe.
