20 years of friendship ‼️💯

Off market Land opportunity secured ✅

6 months of me jumping through hoops bc judgments and liens are a battle itself .

•This handshake you see is what happens when
“You keep money within the family”💯💯

One of my best mates, and the most loyalest family I have and love with my whole heart.

Some families are aligned in that principle and some aren’t, I’ve seen it first hand.

But this mate right here is my brother !
Multiple properties sold and bought together
I call him for every construction project I can refer him.

Why…?

Bc The win is always climbing together! Bc the vision and the why is for our families we are building!

We’ve got a lot to do !
We’ve accomplished our short term goal and now we keep climbing !

New construction loading ….💯

Running the Market: Asbury Park (10 mile run):

“10 miles through Asbury Park into Belmar this morning. 🏃🏽‍♂ Hot run. Great energy.

That’s what I love about these markets
real community. Real vibes.

People are buying here. Values moving. Walkability is there. Beach access is real.

If you’re searching in Asbury Park, DM me ADDRESS. I know every block.

580 credit? You think you can’t buy. You can.

FHA loans: 580 credit score minimum. Most lenient program.

VA loans: 580 credit score (if you’re military). No down payment.

Conventional loans: 620 credit score. Better rates than FHA.

USDA loans: 640 credit score. Rural properties only.

Your credit score isn’t perfect. So what? There’s a program for you.

The question isn’t whether you can buy. The question is which program is right for YOUR situation.

DM me CREDIT and let’s figure out your path to homeownership.

You think pre-qualified means you can buy. It doesn’t.

Pre-qualified: You answered some questions. Maybe you can get approved. Sellers don’t care.

Pre-approved: You submitted documents. Your income was verified. Your credit was pulled. An underwriter said yes. Sellers take this seriously.

In a competitive market like NJ, that difference costs you deals.

I’ve seen buyers lose homes because they only had pre-qualification. The competing offer had pre-approval.

The question is: Do you want maybe, or do you want actually?

$650K home. 5% down. Base loan: $617,500.
FHA multiplies your base loan by 1.75%. That’s $10,806.

Most lenders add that straight to your loan without telling you.
Now you’re borrowing $628,306 instead of $617,500.

You have a choice: pay the $10,806 upfront at closing, or finance it and pay interest on it for 30 years.

Most people finance it because they don’t know they can pay it upfront.

If you don’t pay at closing if you finance it that $10,806 gets added to your loan.

You’re paying interest on an extra $10,806 for 30 years.
Plus you’re paying $419/month in MIP for life of the loan.
You’ll save approximately $2,594 by paying the $10,806 at closing instead of financing it.

That’s the $132,000 difference over 30 years.
DM me BASELOAD and I’ll show you your exact numbers.

Everyone keeps asking me is NOW the right time to buy in NJ? 🏠Part 2

Here’s the truth. If you can afford it, it’s ALWAYS the right time to buy. Here’s why.

You marry the house. You date the rate. 💍

Find a property in the right neighborhood, at the right price point, in the right condition — and buy it. Don’t wait for the “perfect” rate because perfect never comes.

Multi-family? Even better. Yeah, maybe you break even on cash flow month one. Maybe you’re negative $300–$500. That’s fine. You’re building equity while you sleep. 📈

Once rates drop — and they will — you refi, turn that negative cash flow into positive cash flow, and you’re sitting on appreciation PLUS monthly income. That’s wealth building. 💰

Prices keep going up. Rates cycle. You can’t time both. So you lock in the price and the property NOW, and let the rate situation fix itself later.

The market rewards people who move. DM me if you’re ready to move. 👇🏽
