Most curb appeal advice was written for June. In October it is a different problem.
The light goes first. By the middle of the month, anyone driving past your house after work is seeing it at dusk, and a dark porch reads as nobody is home and nothing has been done here.
Put a warm bulb in the porch fixture and two path lights along the walk.
That’s about $24-$40 and it changes what every drive by sees for the rest of the season.
Second, edges. Not landscaping, edges.
A crisp line where the lawn meets the beds and a clean sweep of the walk make a house photograph as maintained, and maintained is the word you want sitting in a buyer’s head before they ever open an inspection report.
Third, the front door.
One coat of paint and new hardware. It is the only thing that shows up in nearly every photo of your listing, including the one people see first, at thumbnail size, while scrolling.
One October warning. Keep the seasonal decor to a single thing. One pumpkin reads as charming. A full display dates your photos to one week of the year, and if the house is still available in January everybody can tell.
None of this is about adding value in some abstract way. It is about not losing showings before anyone has walked in.
If you’re listing in Hampton Roads this fall, send me a photo of the front of your house and I’ll tell you the one under $100 fix I’d make first.
