Your neighbor might need flood insurance… while you might not. 👀🌊
Same neighborhood. Sometimes just a few doors apart. Welcome to Virginia Beach real estate. 😂
Here’s what buyers don’t always realize: being close to the Chesapeake Bay doesn’t automatically put every home in the same FEMA flood zone.
Those little lines on a map can make a BIG difference.
📍 Take my listing at 2281 Hatton Street: a beautifully updated 4-bedroom, 2.5-bath home with a yard and garage, just a block from the Bay.
The available map shows it outside the mapped high-risk flood zones. But that DOESN’T mean there’s zero flood risk—or that you can skip asking about insurance.
⚠️ The important fine print:
* FEMA flood maps can change.
* Homes outside high-risk zones can still flood. Flood insurance is worth considering.
* Federal rules generally require flood insurance for certain federally backed loans on buildings in high-risk flood zones. Outside those zones, individual lenders may still require coverage.
* Always verify the current flood designation, lender requirements, and insurance quotes before buying.
I’ve sold homes across Hampton Roads since 2014. Trust me: the details matter more than your favorite kitchen. (And this one has a pretty great kitchen. 😉)

Be honest: did you check your flood zone before buying? 👇
Flood-zone information is subject to change and does not guarantee a property won’t flood. Verify details independently with FEMA, your lender, and an insurance professional.
