Buyers haven’t disappeared—they’ve become more selective.

Across Carroll, Haralson, Douglas, Paulding and Polk counties, current Georgia MLS data shows:

🏡 2,477 active homes
🔑 442 homes under contract

That’s roughly 5.6 active homes for every home currently under contract.

What does that mean for you?

If you’re selling, your home needs to earn attention from the beginning. The price, presentation and monthly payment all have to make sense when buyers compare it with the competition.

If you’re buying, having more choices may create opportunities to negotiate—not only on price, but potentially on closing costs or a lender-approved rate strategy.

THE MARKET DIDN’T CRASH. THE MATH CHANGED.

Across Carroll, Haralson, Douglas, Paulding and Polk counties, available inventory is only about 1% lower than it was in mid-September—but the number of homes under contract has fallen approximately 13%.

At the same time, the national average 30-year fixed mortgage rate reached 7.40% on October 8.

What does that mean?

Buyers aren’t necessarily saying no to the house. In many cases, they’re saying no to a monthly payment that no longer fits comfortably.

🏡 BUYERS: You may have more homes to choose from and additional negotiating room—but comparing lenders, loan options and the complete monthly payment matters more than ever.

🔑 SELLERS: Another price reduction isn’t always the only strategy. Depending on the buyer’s loan, seller-paid closing costs or an allowable interest-rate buydown may make your home more financially attractive.

The right answer depends on the property, the offer and the buyer’s financing. That’s why we look at the complete picture instead of throwing a price reduction at the wall and hoping it sticks.

Some closings mean a little more than others, and this one is certainly bittersweet.

Amanda Wilson isn't just a client. She's a longtime friend. Our kids grew up together, we've shared years of memories, and now I've had the privilege of helping her family close one chapter in Georgia as they prepare to begin a brand-new adventure in Florida. 🌴☀️

As much as I'll miss having them close by, I couldn't be happier for Amanda and her family and all that awaits them in this next season of life.

Real estate has always been about so much more than buying and selling houses. It's about the people, the relationships, and the memories made along the way. And this closing is a perfect reminder of that.

Across Carroll, Haralson, Douglas, Paulding and Polk counties, the number of homes for sale increased by 29 this week—while the number currently under contract declined by 16.
