I took a few years off from real estate, and wow, a lot has changed! Here are 3 things every buyer and seller in the Victoria area should know 👇

1️⃣ Buyers now sign a written agreement before touring a home. It’s been Texas law since January, and it spells out exactly what your agent does and how they’re paid.

2️⃣ The homestead exemption grew from $25K to $140K. I know, your tax bill may still feel high. Slide 3 explains why, and how to make sure you’re getting every dollar of savings.

3️⃣ Rates and insurance changed the math. Rates are over 7% now, compared with under 3% in 2021, so planning ahead matters more than ever for buyers and sellers.

Here's where the Victoria housing market stands heading into fall 🍂

🏡 Median sale price: $255K, up 1.9% from last year
⏱️ Homes are selling in about 51 days, faster than the 64 days we saw a year ago
📉 141 homes sold in September, slightly fewer than last year

What does that mean? Prices are holding steady, and homes priced right are moving faster than last year. Buyers, there's still room to negotiate. Sellers, good presentation and smart pricing matter more than ever.
