West side neighbors: clocks fall back this Sunday, November 1. I use it as my reminder for a few twice-a-year checks around the house.

- Test the smoke and carbon monoxide detectors. Swap the batteries.
- Change the furnace filter before the heat runs every day.
- Reset the timers on dock lights, landscape lights, and anything else on a clock.
- Start the generator, if you have one, before the first ice storm.
- Check the flashlights you'll actually reach for when the power goes out.

You get an hour back Saturday night. Spend twenty minutes of it Sunday.

What's on your list that I missed? Put it in the comments.

Clocks fall back this Sunday. If you're shopping for a lake place, that's a good reminder to test the drive in the dark.

Here's something I wish more buyers knew: on this lake, miles don't mean much.

The coves make the lake long and twisty. A house that looks close to Highway 5 on the map can be a long, winding ride on a county road. Across the water it might be five minutes. By road it can be twenty-five.

Most of you will pull in on a Friday night after work. In November that means dark, maybe rain, and a gravel road you've driven once.

So before you buy, do the drive the way you'll really do it. Leave home when you would on a Friday. Time it to the driveway, not the town. Note where you'll stop for gas and groceries on the way in.

A great house you dread getting to won't get used.

You make the drive. I'll make the weekend count.

A $10,000 lot gets the same effort from me as a million-dollar house on the main channel.

Same phone calls. Same follow-up. Same attention to the details.

Here's why. For somebody, that lot is the biggest thing they've ever bought. Maybe it's a young couple's first piece of ground. Maybe it's a place to park a camper now and build later. Maybe it's the start of their own lake story.

It matters to them as much as the big waterfront home matters to somebody else. So it matters to me.

I've sold both, and plenty in between. Everybody gets everything.

West side neighbors: if you're heading to see the kids for Thanksgiving or Christmas, here's a short list before you lock up.

- Leave the heat on. I'd keep it around 55 or higher.
- Open the cabinet doors under sinks on outside walls.
- Shut off the main water valve if you'll be gone more than a few days.
- Leave a key and your cell number with a neighbor.
- Ask somebody to drive by after a hard freeze or a big storm.

A frozen pipe in an empty house can run for days before anyone notices.

If you want someone to check on your place while you're gone, line them up now, before everybody's booked for the holidays.

Safe travels. The lake will be here when you get back.

Before your first weekend at the lake, write down three things you won't compromise on.

Not ten. Three.

Most families I meet have been scrolling listings at night for months. That's good. It also means the wish list keeps growing. Hot tub, big dock, flat yard, quiet cove, close to Highway 5, a view down the main channel.

In my experience, almost nobody gets all of it.

So pick three. Maybe it's a slip that fits the boat you already own, a road you can drive in January, and a quiet cove. Write them down. Everything else is a bonus.

Then your Saturday of showings is about the right houses, not just the pretty ones.

The kitchen table this winter is a good place to make that list.

You make the drive. I'll make the weekend count.

My grandparents honeymooned at Lake of the Ozarks.

They brought their kids here every summer. I brought mine every summer. Now I live here, and it's my grandkids' turn.

That's why I don't think of a lake home as inventory. For a lot of families, it's where the important weekends happen. The first boat ride. The fish somebody still talks about. The dock where everybody ends up at sunset.

When a family trusts me with buying or selling one, I keep that in mind.

Three generations on this lake.

West side neighbors: who's your go-to?

Owning on the lake isn't just the house. It's knowing who to call when the dock needs work, the septic needs pumping, or the furnace quits in January.

The off-season is when a lot of us line up that work. So let's help each other out.

Put a name in the comments. A dock builder, septic service, handyman, or marina you'd send your own family to. West side, dam to mile marker 50.

Five years ago this month, I got my real estate license and made the lake home for good.

It wasn't a fallback. My family has been coming here for three generations. When COVID ended my logistics job, I was ready. I used the severance to get licensed and moved down.

Here's what I'd tell anybody making the same move: buy for how your family will actually use the place.

Who's coming on the busiest weekend, and where do they all sleep? How many steps down to the dock, and who has to climb them? Is there a flat spot for the little ones to run?

The view sells the house. How it works on a full Saturday decides whether you love it.

I made this move. I'll show you what I wish somebody had shown me.
