It's BRAND NEW! Why would I need a home inspection?

That's a question I hear from buyers considering new construction, and it's a great one!

When you're purchasing a brand-new home, it's easy to assume everything has been checked and is ready to go. After all, the builder has inspectors, right?

Here's something I always encourage my buyers to consider: Hire your own independent home inspector.

Builder inspections and municipal inspections serve important purposes, but they aren't necessarily looking at everything from the same perspective as an inspector working directly for you.

An independent inspector takes a fresh look at the property and may catch smaller details that were overlooked during construction. Things like improperly installed fixtures, missing insulation, plumbing concerns, or HVAC issues.

It's not about questioning the builder's integrity. It's about protecting your investment.

And remember, once you close, getting certain issues corrected can become more complicated.

My advice? Whether you're buying an existing home or building from the ground up, don't skip the inspection!

When purchasing a home in Southwest Florida, most buyers focus on the purchase price, property taxes, HOA fees, and homeowners insurance. But there's another expense that deserves attention: flood insurance.

What surprises many buyers is that two homes in the same neighborhood can have very different insurance considerations.

And just because your lender doesn't require flood insurance doesn't necessarily mean it's an expense you should overlook.

Before purchasing a home, I always encourage buyers to understand the full cost of ownership, not just the monthly mortgage payment. An insurance professional can help evaluate coverage options and potential costs before you commit.
