It’s that time again… your September Wellen Park Golf & Country Club Insider Report is here! ⛳🌴
I started sharing these monthly updates to give my neighbors a clearer picture of what’s really happening in our community, beyond the headlines and the “For Sale” signs.
🏡 What I’m Seeing
The big story this month is single-family inventory... there just isn’t much of it!
Right now, there are only 4 active single-family resale homes in Wellen Park Golf & Country Club and all 4 are golf-deeded. There are currently zero active non-golf single-family resales, while 3 non-golf homes are under contract.
Multi family homes are telling a different story. Buyers currently have more choices among terraces, verandas, coach and carriage homes, and we saw particularly good movement in terraces this month with 5 going under contract and 5 closing.
🌴 A little builder update: Lennar still has some non-golf new construction available, including a few single-family homes as well terrace condos, coach homes and carriage homes. As the remaining builder inventory continues to sell, I’ll be watching to see what that means for resale inventory and values.
My biggest takeaway? Wellen Park Golf & Country Club isn’t one market. Golf vs. non-golf and single-family vs. multi family homes are all behaving differently, which is exactly why I think looking at the neighborhood-level numbers matters.

Last month I started sharing these updates to give my neighbors a better picture of what’s really happening in our community -beyond the headlines and the “For Sale” signs. So, here we are with the August update! ⛳🌴

What I’m Seeing

Buyer interest continues to be there, and homes are still moving. Over the past 42 days, 15 homes have either gone under contract or closed, while we currently have 31 homes actively listed in Wellen Park Golf & Country Club.

One thing that continues to stand out is the limited inventory of golf-deeded homes. And with Wellen Park recently ranked #3 among the nation’s top-selling master-planned communities, our little corner of Wellen Park continues to get attention! ⛳🌴

My goal with these reports is simple: informed homeowners and buyers make better decisions. And as your neighbor and local REALTOR®, I want to make sure you have a good feel for what’s happening right here in our community. 🏡 What's really happening in Wellen Park Golf & Country Club?
Over the past few weeks, I've received quite a few calls from neighbors and prospective buyers asking, "Debbie, what's really going on with the market in Wellen Park Golf & Country Club?" I figured if a few people were asking, there were probably many more wondering the same thing.

Since I live here, work here, and follow our market every day, I thought I'd start sharing a 30-Day Insider Report each month to keep everyone up to date on what's happening in our community.

What I'm Seeing

The biggest takeaway this month is that buyer interest remains strong. People still want to live here. While we're no longer seeing the rapid price increases of a few years ago, home values have remained remarkably stable, and well-priced homes continue to attract buyers. Inventory is still relatively limited for golf deeded homes, which helps support values, and Wellen Park Golf & Country Club continues to be one of the area's most desirable communities.

I'd describe today's market as healthy and balanced. It's a market where buyers have choices, sellers can still do well with the right pricing, and both sides have the opportunity to make smart decisions.
