Realtors in Tampa Bay Area, your buyer just closed on an investment property. Who manages it?
If you don't do property management, your client will find someone. That someone could also be listing their next sale.
I'm a property manager with RPM Zenith, and I don't sell. I take care of the rental and send your client back to you when it's time to buy or sell.
And you earn a referral fee: $400 for each management agreement, $200 for tenant placement.

Every month your rental sits empty costs you more than the rent.
Mortgage, insurance, HOA, utilities, lawn care.
They don't stop when the tenant leaves.
Most self-managing landlords I talk to in Tampa Bay lose 3 to 6 weeks between tenants.
Not because the home isn't good, but because pricing, photos and showings take time they don't have.
A few things that shorten vacancy:
• Price from current comps, not from what you got last year.
• Start marketing 30–45 days before move-out.
• Answer inquiries the same day,fast responses win good tenants.

Before 2026 wraps up, here's a quick checklist I share with every property owner I talk to:

✅ Review leases ending in Q1 — start renewal conversations now, not 30 days out. Good tenants are worth keeping.
✅ Post-storm walkthrough — hurricane season ends Nov 30. A quick roof, gutter and drainage check now prevents bigger repairs later.
✅ Set your 2027 maintenance budget — planned repairs always cost less than emergency ones.
✅ Check your rent against the market — are you leaving money on the table, or pricing yourself into a vacancy?
✅ Organize your documents for tax season — your CPA will thank you.
