🏡 MARKET MINUTE | Sellers, We Need to Talk!

I know some sellers are frustrated right now. Their homes have been sitting longer than expected, and they're watching other sellers make some pretty substantial price reductions.

And these numbers help explain what's happening.

Compared to five weeks earlier, we have 154 more homes actively for sale and 133 fewer under contract.

Now, does that mean your home suddenly lost $20,000 in value?

Not necessarily.

But it DOES mean we need to pay attention to what buyers are telling us.

Sometimes the price needs adjusting. Sometimes it's the condition, presentation, or marketing. And sometimes a concession or rate buydown may be worth considering.

What we're not going to do is sit for another 30 or 60 days without evaluating what's happening.

Hope is not a pricing strategy.

Homes are still selling in Prince George's County. The key is making sure your home is positioned to compete.

The market this fall is giving sellers more reasons to move than most people realize. Here is what the data actually shows.

27% of existing-home purchases in September 2026 were all cash, NAR. Your buyer may not be waiting on rates at all.

The average homeowner with a mortgage is sitting on $310,000 in equity, Cotality, Q2 2026. That is money for your next move, not just a payoff number.

Active listings are up 5.4% year over year nationally, Realtor.com, Sept. 2026. There are more homes to choose from than there were a year ago.

44.7% of purchases in the three months ending August 2026 received seller concessions, Redfin. The home you buy next may come with help on closing costs, repairs, or a rate buydown.

And getting ready to sell may take less than you think. The most common prep agents recommend: decluttering, 91%. Cleaning, 88%. Curb appeal improvements, 77%. NAR Profile of Home Staging, 2025. That is not a renovation list.

One more number worth knowing. Zillow and Thumbtack put non-mortgage homeownership costs at $15,979 a year, Nov. 2025. If your next home costs less to own and maintain, that gap starts working in your favor from month one.

A useful comparison looks at what you would net on the sale, what you would pay for your next home, and what the full move actually costs. That is a different calculation than just asking what your house is worth.

🏡 MARYLAND HOMEOWNERS — BIG NEWS!

Did you know there's a NEW way to leave your home to your loved ones without putting that property through probate?

Effective October 1, 2026, Maryland now allows homeowners to use a Transfer-on-Death Deed (TODD).
Here's what that means for you:

✅ Name who inherits your home when you pass away.
✅ Maintain full ownership and control while you're alive.
✅ Sell, refinance, or change your beneficiary during your lifetime.
✅ Allow your home to transfer outside the probate process.

But here's what you need to know: The deed must be properly executed, notarized, and recorded before your death. Existing mortgages and liens don't disappear, and this option isn't right for everyone.

You’re not 55 yet… but can you still BUY a home in a 55+ community? 👀

The answer may surprise you.

In some 55+ communities, the age restriction applies to who occupies the home — not necessarily who can own it.

That means you may be able to purchase the property before you turn 55, whether you’re planning ahead, buying for a parent, or considering it as part of a longer-term real estate strategy.

But don’t assume the rules are the same everywhere.

Before you buy, you need to understand:

The community’s specific age restrictions

Who is permitted to live in the home

HOA/condo rules and governing documents

Any restrictions that could affect how you plan to use the property
