Finding a home you love is exciting! And once you start picturing your furniture in the living room, dinners in the kitchen and weekends in the backyard, it can be easy to get emotionally invested.
Before making an offer, give yourself a chance to pressure-test the decision.
- If the seller says no or someone else gets the home, how disappointed would you be?
Your answer can help you decide how strongly you want to compete and where you're comfortable drawing the line.
- What would have to happen for you to walk away?
Know your boundaries before negotiations begin. Decide which issues, costs or contract terms could turn this from the right home into the wrong decision.
- If the inspection uncovers a major issue, would you still want the home?
Think about how much time, money and uncertainty you're realistically willing to take on if the inspection changes what you know about the property.
- Six months from now, what could you regret?
Maybe you stretched your budget, compromised on a priority or overlooked a concern because you love the home. Imagine yourself six months past closing and consider what might bother you then.
- Have you decided what you want your budget to leave room for?
Affording the mortgage isn't the whole equation. Consider how the total cost of owning this home fits alongside travel, savings, hobbies, renovations, and the rest of the life you want to live.
As your agent, I’ll help you look beyond the excitement, evaluate your options and build an offer strategy that makes sense for you.
