Curious how the Round Rock single-family home market is shaping up? Here’s what’s waiting if you’re buying, selling, or planning a move.

Homes here are listed around $425,000, putting the middle of the market right in that range. That’s a key benchmark for budgeting or comparing options.

There are 620 homes on the market, so there’s a real variety for buyers to consider.

Most of these homes have been listed about 61 days, which means current inventory is sticking around a bit, giving buyers time to weigh choices without rushing.

Asking prices typically run around $195 a square foot, which helps set realistic expectations on what you’ll pay for space.

In the past 30 days, 193 homes came on the market. Fresh choices keep showing up, helpful for clients relocating to Round Rock or searching for just the right fit.

About 19.4% of homes on the market have trimmed their asking price. This could mean there’s some room for negotiation if you’re ready to make an offer.

And about 23.7% are back on the market after an earlier attempt, showing that some homes are taking another shot at finding the right buyer.

Wednesday Wandering: What sets Barton Hills apart isn’t just its homes, it’s the greenbelt lifestyle woven into every street.

Barton Hills grew from the roots of Barton Springs and the original Barton homestead into one of Austin’s iconic mid-century neighborhoods. Walking these tree-lined streets, you see more than just architecture, there’s a sense of place tied to decades of community choices, like preserving greenbelt trails and keeping nature close by. Historic details blend with contemporary living, so it’s just as easy to find mid-century character as it is to enjoy upgraded amenities.

The draw here goes beyond the homes. Step outside, and Zilker Park, Barton Springs Pool, and the Barton Creek Greenbelt are a few minutes away, perfect for hiking, cycling, or a quick swim. The neighborhood connects right into Austin’s best outdoor spots, while local restaurants, music, and festivals shape a day-to-day lifestyle that’s about more than just where you live.

Median sales price in the Austin-Round Rock-San Marcos area just climbed to $421,000, up 1.4% over last year

This uptick tells a clear story: despite some cooling in closed sales and active listings, pricing remains strong for single-family homes, condos, and townhomes. With new listings increasing and days on market dropping by 3 days (now at 73 days), buyers and sellers are navigating a market that rewards accurate pricing and good timing.

For sellers, the improved average close-to-list price ratio, now at 92.7%, means smart pricing strategies can net better returns than last year. Buyers should note a 2.8% rise in new listings, offering fresh opportunities, but the inventory is still tight enough to keep prices steady.

Congress Avenue is evolving fast, here’s what’s shaping the next chapter for this iconic Austin stretch. 🚧

From protected bike lanes and wider sidewalks to a new wave of dining, retail, and residential options, the transformation along Congress Avenue between Cesar Chavez Street and Seventh Street is more than a facelift, it’s a total rethink of how the heart of Austin lives and moves. 🌳✨ The Congress Avenue Urban Design Initiative is creating more space for outdoor businesses while removing most on-street parking, all aimed at a more people-friendly streetscape.

What stands out most is the scale: a proposed 950-apartment mixed-use complex at the Ego’s site, over 265 new condos with the Leland South Congress project, the upcoming conversion of South Congress Hotel into The Standard, and a redeveloped Twin Oaks Shopping Center. 🚈 Looking ahead, the planned Project Connect light-rail line is set to link South Congress to the rest of Austin in a new way.

Each project adds fresh layers of opportunity and lifestyle for buyers, renters, and business owners. For anyone eyeing Austin’s growth, understanding these moves helps spot potential before everyone else does.
