If you had to sell a home on a short timeline, would you cut the price or fix the house?
At 10032 Vanguard Dr in Lincoln Village, Sacramento, we fixed the house, and it went pending after 7 days on the market with no price reduction.
After 16+ years selling homes in Greater Sacramento, I know a quick sale is where sellers get hurt most, because a rush invites a lowball offer. So, we started with a home inspection to rule out anything major. Then we made a punch list: interior and exterior paint, new carpet and pad, new countertops in the kitchen and both bathrooms, new hardware, fans, and light fixtures, light landscaping, decluttering, and staging. Professional photos, a 3D walkthrough, and a video came next. The roof was replaced in two sections within the last 5 years and the HVAC is from 2021.
Then the home could speak for itself: 4 bedrooms, 2 bathrooms, 1,624 square feet on one level in Sacramento 95827, with two separate living spaces and Lincoln Village Community Park, run by Cordova Recreation and Park District, right across the street on Routier Rd.
These Sacramento sales take respect and speed at the same time. I'm grateful to my sellers for their patience and grace. Now that this Lincoln Village home is pending, another round of inspections is next, and I'm confident we can close this smoothly.
