Things I no longer romanticize after 11 years in real estate 🏡

Early on, I thought the job was about finding a great house and having a deal go off without a hitch. Now I know better. No two transactions look the same, something unexpected pops up in almost every deal, and the market is shifting every day.

What I’ve learned is that real estate isn’t about having a perfect answer for everything. It’s about knowing the area, knowing exactly who to call, and staying calm when things don’t go as planned.

Honestly, that’s the part I love most. No two days ever look the same. 🤍

Things I do as a Realtor that might send a normal person to therapy 😅

Swipe through for a very real look at the job - getting into a car with strangers to spend the day looking at vacant homes, mentally redesigning a kitchen whether I’m working or not, having strong opinions for a home I’m never going to actually live in, phone calls at 9PM, a photo album of water heater and HVAC serial numbers, talking clients out of a purchase because it isn’t the best fit for them even though I’d get paid if the did buy it……

This job is equal parts glamorous and totally unhinged and I wouldn’t trade it for anything. 🤷🏻‍♀️😆

“Wait, that’s not exactly how it works..” - something I say on repeat as a Realtor 😅

Swipe through for a few real estate myths I hear all the time - who actually decides your listing price (hint: it’s not just your, and it’s not just me either), what an inspection can and can’t do for you, and whether you should ever make an offer on a home you haven’t seen in person.

Real estate is full of “well I heard…” or “when my friend/family bought they did….” advice, and half of it is outdated or never applied to your situation in the first place. I’d rather you know the real answer than find out the hard way mid-contract.

A few closings, weekend trips to the beach, too many stops at the Ballantyne Bowl, and more time spent driving around than I’d care to admit for appointments, showings, inspections.

Thinking about selling in Weddington? Let’s talk about what actually gets a home sold - not just listed.

Putting your home online is just a small part of the process. The real work is making sure it shows up in front of the right buyers, looks its best from the very first photo, and gives people a reason to stop scrolling and pay attention.

And then - a key part - watching how buyers actually respond once your home is live. Showings, feedback, the questions people ask. That tells you just as much as the listing itself, if you are paying attention.
