HAWAI‘I REAL ESTATE MARKET UPDATE!
The latest market numbers are in, and there's quite a bit to unpack across the islands. On Hawai‘i Island, we've seen 1,562 residential sales so far this year, down 8.81% from last year. However, the median sales price is holding relatively steady at $552,500. Kaua‘i is seeing a different trend, with its median price climbing to $1.3 million despite a nearly 23% decline in sales.
Meanwhile, Maui is averaging 195 pending sales compared to 126 closed sales per month over the last three months, while O‘ahu is averaging 886 closed sales monthly. National mortgage rates remain at 7.40% for a 30-year fixed loan.
What does this mean if you're thinking about buying?
Fewer sales don't necessarily mean lower prices, but they can create opportunities. Homes that have been sitting on the market longer may offer more room for negotiation, and understanding what's happening in your specific neighborhood can give you a real advantage. Every island is experiencing its own market conditions, and even within the same community, the numbers can tell very different stories.
If you're considering buying or selling, let's look at the numbers that actually matter to your decision. I'd love to help you make sense of them.
