🌟🏠California has just launched a new program to help first-time homebuyers with down payment!🔑

It's called California's Forgivable Equity Builder Loan.

Because I am not a lender, these are super brief highlights😉...

- For first-time buyers to borrow up to 10% of the home's purchase price.
- If the homebuyer stays in the home for five years, they won’t have to repay the junior loan, which has a 0% interest rate.
- The loans are available to middle-income families making less than 80% of the area median income in the county where the property is located. For instance, in Sacramento a family can make up to $72,700 and qualify for the loan. In San Diego County, the limit is $76,080, while in Santa Clara County the limit is $118,960.
- It can be used for down payment or closing costs, including rate buydowns.
- Applies to Single Family Homes, Condo's, Manufactured Housing, PUD...
- The loan is available through CalHFA's network of lenders, which covers every California county.

📝How to apply
Families who think they’re eligible and want to apply can click on link below to Find a CalHFA Loan Officer and contact one in their area.

Find an approved CalHFA Loan Officer to assist you in financing your first home. Lenders & loan officers must be trained and approved to do CalHFA home loans.

From my real estate youtube videos I made in my earlier years🎬 (basically of me reading my notes lol), the video of my 📉Foreclosure got the most views. It is a scary situation, unfortunately it happens as people will go through unexpected life challenges.

I enjoy thinking of creative ways to enhance the whole marketing experience when selling a house. This seller had a lot of lovely trees and since he knew all the names, I thought it would be great for the new homeowner to know too. (Hung these on each tree). I think its those small details that can make a difference😊🎈ps. This house sold at a new record price & it blessed me with a new seller who hired me shortly after🙏
