Rocking W Land Sally and Jeff Wilson - from the Midwest. Started our Land investing company Rocking W Holdings, LLC in January 2020. Our business model is simple.

We aim to offer affordable land with owner financing. We offer low down payments, 90-day buyer's remorse protection and no credit check. Rocking W Holdings, LLC, is in the business of buying and selling raw land. Owners Jeff and Sally Wilson, live in Missouri and started this business in January 2020. We were looking to start a side hustle that in the long run would give us time freedom and financial freedom. Sally is a pharmacist in a local town and Jeff own’s a drug-testing company. We have a small acreage homestead with goats, chickens, cats, dogs and a garden; their three children are grown and on their own. We enjoy working hard, hiking, floating, spending time with family and resting at the end of the day. We mail blind offer letters to owners of land in Mohave County Arizona that fit our search criteria to find motivated sellers. We may expand to other counties in the US, but for now we’re only in Mohave. When the owner of the property accepts our offer, as long as the property meets our criteria we purchase the land and in turn offer that land to our buyers through our marketing efforts. Our land is affordable because we earn our money on the buy side of the equation. Contrary to some opinions, we are not taking advantage of the owners, these are owners that are ready to be done with the property or they inherited it and never wanted it in the first place or their interests have changed since they originally purchased the property. We mail out hundreds of letters every month and only get a handful of accepted offers back for every hundred. These accepted offers are truly from motivated owner/sellers. We offer owner financing with no bank or credit check needed. A client can either pay the full purchase price of the property or pay on monthly terms. The terms vary depending on the cash price of the property. We try to make the terms payout price very close to the cash price, so you don’t lose out choosing one payment method over another. See “April 30 - How it works” article. If you visit one of our properties be prepared to take photos of the property, streets and views from the property. If you send us those photos, the first time you purchase property from us we’ll give a $25 discount off the Doc Fee, This discount is for any property not just the property you took photos of.
