When it's time to buy or sell, what is most important to you?
Price?
Timing?
Knowing when something is a good deal?

When agents watch the monthly statistics we are also looking for those same things. How are buyers responding to the shifts in the market, are more people buying or selling, when should I expect my client to get a good price for their dream home?

So these statistics may not look like a lot but they are clues for everyone's next steps. If you're preparing to buy or sell - to dream of a new future, let's talk about which clues are important for YOU.

Curb appeal can make a big difference in all season, especially if the other homes aren't doing much!
As the summer goes on and other listings have brown grass, no flowers left and a general air of staleness, your home could stand out easily!
Fresh mulch, trimmed bushes, pops of colors on the porch and more.
Want to hear ideas specific to your home in your season?

Don't make the buyers nervous, especially in this market where they have a lot of choices on which home to buy. Doing as many repairs as possible and disclosing everything you can will go a long way in attracting and keeping a home buyer committed to buying YOUR home.

There are so many buyers that love a home at first but quickly turn suspicious of the seller's maintenance. Home sellers - get in front of this concern by fixing known issues, do a pre-listing inspection and fix as much as possible on that as well.
1) It makes the home easier to sell when all the issues are disclosed (beyond the seller disclosure form)
2) Buyers LOVE comparing their inspection to yours
3) It may induce buyers to shorten the inspection window or use it for info purposes only - shortening your closing time.

There are very few downsides to getting an inspection when preparing to sell - just do it!

Oh, you're a real estate agent, I bet you have a camera roll full of pretty houses!
Yeah..... sort of.
Most of my camera roll is documentation of things broken, not finished or intriguing. Enjoy this little snapshot of the last 6 months!

The best way for home sellers to prepare for an inspection is to do the fixes they already know about. Faucets, trip hazards, deck railing and more. Then when the inspector comes, he won't be telling you things you already know about.
Gutter Drainage
Leaky Faucett
Deck railing too far apart
No hand rail up front stairs
Trip hazards on uneven flooring
Moss accumulation on the roofing
heat vents that go nowhere
Furnace and air filter cleaning/replacement

If you start with that list, then you are doing great!

What do home inspectors find most often?
1) evidence of moisture
2) gutters draining incorrectly

One is a super easy fix. One might be something to keep tabs on. Every home buyer has to choose for themselves what they can tolerate and what they won't. Which items would cause you to walk away from a house?
