Everyone's talking about rates. Almost nobody's explaining what to do about them.
Mortgage Rates (Freddie Mac weekly survey)
🏠 30-yr fixed: 7.56%
🏠 15-yr fixed: 6.60%
🏠 Jumbo 30-yr: 7.53%
What's driving it
📈 The 10-yr Treasury climbed to 5.28%, and mortgage rates follow the 10-yr, not the Fed.
🏦 The Fed Funds Rate held steady at 4.00%.
What it means for your wallet
The 30-yr is 0.62% higher than a month ago. On a $300K loan, that's about $125 more per month in principal and interest.
The opportunity most buyers miss
The 15-yr is sitting 0.68% below the 30-yr. If your income supports the higher payment, it can save you a serious amount of interest over the life of the loan. It's worth running the numbers both ways before you lock.
Sellers: rising rates squeeze buyer budgets. Pricing it right from day one matters more now than it did 30 days ago.
