I've bought a lot of houses. But I didn't expect to be the one telling two grown men their mother had passed.

These two brothers hadn't spoken to her in about twenty years. Both lived out of state. Neither knew the Clay County house existed in their names, and neither had any idea what to do next.

So I handled it. Probate opened and closed in about two weeks. I covered the cost. I cleared the entire house myself. They never had to set foot in Florida. They just had to sign.

That's what "we handle everything" actually means. Not a tagline. A list of things somebody has to do, and we're the ones doing them.

While I was clearing that house I found stocks and bonds the mother had bought for one of the brother's daughters, tucked away in all of it. I packaged them up and mailed them to the family after closing. The brother texted me back. Said it showed their mother still thought of them, even after all those years apart.

I didn't have to do that. But when you're walking into the end of someone's story, you handle it right, or you don't.

If you've inherited a house that's been sitting, or a family situation that feels too tangled to figure out, give me a call before you assume it's too hard. A lot of the time it's not. It just needs someone willing to do the work.
