Cute house. Now look up the flood map. 🗺️

If you are moving to Tulsa, here are four things to check on any address before you write an offer:

🌊 Flood maps: FEMA's Flood Map Service Center, and the City of Tulsa will do a free floodplain determination*
⛈️ Wind and hail deductible: usually 1% of dwelling coverage, sometimes 2% to 5%*
🏠 Storm shelter: ask if the home has one
📝 Homestead exemption: $1,000 off the assessed value of a Tulsa County primary residence, filed by March 15*

Things I'm ghosting this October, Tulsa edition. Swipe through and tell me which one you've heard at Thanksgiving dinner.

The big one: thinking you need 20% down. Oklahoma has state and lender down payment assistance programs, and a lot more buyers qualify than you'd think.

And the timing is on your side. Realtor.com found buyer competition in early fall runs about 30% below its yearly peak.* Fewer people touring the same house means a little more room to negotiate.

A real one from my desk: I recently helped a buyer close with $200 out of pocket. The seller covered closing costs and he used down payment assistance through his lender. Every buyer's numbers are different, but I love when they work out like that.

Eligibility varies. Programs have income, credit and price limits, so talk to a lender about what you qualify for.

Tulsa, Area by Area: Brookside 📍

Brookside runs from 31st to 51st along Peoria Avenue, between the Arkansas River and Lewis Avenue, according to the Brookside Business Association. The first homes went up in the 1920s, a building boom followed after the war, and the name comes from Brookside Drug, the store Guy Scroggs named in 1940.

🎃 This Saturday, Oct 24, is BooHaHa: 9am to noon and free, with the parade at 11am heading north on Peoria from 45th to 33rd. Peoria is scheduled to close from 49th to 33rd starting at 10am, so give yourself extra time.

Respectfully, I have questions. 😂

Carpet in a bathroom? Four kinds of flooring in one hallway? A listing that leans very hard on the word "cozy"?

Funny, yes. But each one is also a clue about what to ask before you write an offer:

🛁 Carpet in a bathroom: ask about moisture
🪵 Mixed flooring: budget for updates done one room at a time
📏 "Cozy": confirm the square footage and bring a tape measure
🚽 A basement toilet with no walls: ask about permits and a sewer scope

Can we please retire the idea that everyone needs 20% down to buy a house? 🏡

💰 Many loan programs allow much less*
🤝 Oklahoma has down payment assistance for buyers who qualify*
🏡 Seller concessions can sometimes help with closing costs**

Everyone's situation is different and a lender has to verify the numbers, but you should not count yourself out before you know your options. Your first home should not be your first real estate education.

🏡 Median sale price $289,000, up 3.55% from a year ago
⏱️ 22.5 median days on market, up from 20
📦 2,540 homes for sale, 3.42 months of supply

Redfin also reports that 26.9%** of Tulsa County homes had a price drop in September.
