Should you wait for interest rates to come down before buying a home?

Most buyers are asking this question right now!

The interest rate has a significant impact on the monthly payment and the total cost of financing a home. But waiting for the “perfect” rate has a cost, too.

If rates decline, you won't be the only one who notices. Lower borrowing costs bring more buyers back into the market. An increase in competition can reduce negotiating leverage.

Buyers should ask a different question:

Does buying make sense for me right now?

What would the payment look like at today’s rate? Can I comfortably afford it? What negotiating leverage do I have with the seller? Are seller concessions available that could help with closing costs or an interest-rate buydown?

There is also a contractual side to financing that buyers shouldn't overlook.

A financed purchase isn't simply “subject to getting a loan.” The purchase contract contains specific financing terms, contingencies, notice requirements, and deadlines that can affect a buyer's rights and obligations if financing changes or ultimately isn't available. Interest rates can also move while you're under contract, which makes understanding when and whether to lock a rate an important conversation with your lender.

That is one reason I tell buyers not to focus exclusively on the headline interest rate. The financing and the contract have to work together.

Did you know the right lighting can make your home feel brighter, bigger, and more inviting to potential buyers?

When getting your home ready for showings, open the blinds and curtains to let in as much natural light as possible. Turn on all the lights—even during the day—including lamps, overhead lights, and
under-cabinet lighting. If you have a darker room, adding a floor or table lamp can make the space feel warmer and more welcoming.

Another simple trick is to make sure your light bulbs have a consistent color throughout the home. Mixing bright white, yellow, and blue-toned bulbs can make rooms feel disconnected. Mirrors can also help reflect natural light and brighten up darker spaces.

And don’t forget to clean your light fixtures and bulbs! It’s a small detail, but clean fixtures look better and can help your rooms feel
brighter.

When selling your home, buyers aren’t just looking at the house—they’re noticing how it feels. Good lighting can help create that bright, warm, welcoming feeling that makes buyers want to stay a little longer. ✨

Thinking about selling? I’d love to help you get your home show-ready and make the best first impression possible! 🏡🔑

A Mesa couple purchased their home in 2014 next to a vacant lot. They said they relied on the neighboring lot’s designated “building envelope”—the area where construction was permitted—and later made substantial backyard improvements expecting a future home to stay within that area.

In 2023, a new owner purchased the vacant lot. The following year, the owner obtained approval from both the HOA and the City of Mesa to move the building envelope uphill, improving the view for the proposed home.

The couple sued to stop construction. They alleged the planned home would obstruct their views, reduce their privacy, and decrease their property’s value by $300,000.

On August 28, 2026, the Arizona Court of Appeals affirmed dismissal of their private nuisance claim. The court held that the anticipated loss of views and privacy, under these circumstances, did not establish an actionable nuisance. Another key detail: the HOA’s governing documents allowed building envelopes to be modified, so the original location was not guaranteed to remain unchanged.

When a view is part of what you’re paying for, investigate what legally protects it. Review recorded restrictions, easements, HOA rules, and neighboring development approvals—including the process for changing them.

The view you fall in love with today may depend on property you don’t own.

Just closed in North Ranch!

Congratulations to the new owner of this beautifully updated home. My seller did exceptional work preparing and updating the property, and when the buyer’s inspection requests came in, he worked diligently to address the agreed items thoroughly and on schedule.

I appreciated working with buyer’s agent Michael Murphy to keep communication clear and bring this transaction together with a quick close.

Thinking about selling? Preparation, responsive negotiations, and the right strategy make a difference.

Selling your home will likely be one of the largest financial transactions of your life. The person representing you should treat it that way.

Experience matters. I recommend working with a full-time real estate professional who is actively involved in the industry—not someone doing real estate on the side. Ask about their experience, their approach to pricing and marketing, and how they will communicate with you throughout the transaction.

But experience is only part of the equation. You also need to be comfortable with the person representing you. You’ll rely on their judgment when making important decisions, and that requires trust.

What is Really going on in the Tucson market as of 8/21/2026

🏠 Tucson Housing Market — August 2026

Tucson’s housing market is looking more balanced and buyer-friendly than it has in years.

📉 Prices are mostly flat to slightly down
🏡 Inventory remains relatively tight
⏳ Homes are taking longer to sell
💰 Buyers have more negotiating power
📊 Sale prices are averaging around 98% of asking
📈 Mortgage rates around 6.6% continue to pressure affordability

The big takeaway: This isn’t a housing crash—but it’s no longer a seller’s market either. Well-priced homes are still moving, while overpriced homes are sitting and seeing price reductions.

For buyers, this could be a good window to negotiate price, closing costs, repairs, and/or rate buydowns.

Unfortunately, deed fraud is a real concern and it isn't going away. A fraudster can use forged documents or impersonate a property owner in an attempt to transfer or sell property they don't own. Vacant land, second homes, and properties without a mortgage can be particularly attractive targets because fraudulent activity may be less likely to be noticed quickly.

Arizona recently enacted additional protections aimed at making this type of fraud more difficult, including stronger identification requirements, thumbprints for notarization of many real estate documents, and increased criminal penalties for recording fraudulent documents.

But there’s also something homeowners can do themselves.

Pima County offers a FREE Fraud Notify service that can alert you when a document containing your registered name is recorded with the County Recorder. It doesn't prevent someone from attempting fraud, but it can give you an early warning that something may be wrong.

🔗 Sign up here: https://www.recorder.pima.gov/FraudNotify

Your home may be your largest asset. Spending a few minutes setting up a free alert is a simple way to help keep an eye on the public records affecting it.
