Trick-or-treating season is almost here, and if you’re trying to decide where to take the kids this year (or just want to hand out candy somewhere with a good crowd), here are three Tucson neighborhoods that always deliver:

🎃 Sam Hughes — historic charm with decorations that go all out. Some of these front yards turn into full mini haunted houses, audio and all.

🎃 Catalina Foothills — upscale and tasteful. Think detailed pumpkin carvings over inflatable overload, but still, plenty of spooky.

🎃 Dove Mountain — spacious streets, generous candy, and a close-knit community vibe with the Tortolita Mountains as your backdrop.

Halloween is honestly one of our favorite nights to be out in this city — there’s something about seeing a neighborhood come alive like that. Where are you taking the kids this year? Drop your favorite spot below. 👻

Quick reminder Tucson homeowners: if you haven’t paid the first half of your Pima County property taxes yet, don’t let it slip through the cracks — they become delinquent after November 2nd.

Quick note first: if you have a mortgage, there’s a good chance your lender already handles this for you through an escrow account — they collect a portion with your monthly payment and pay the county directly on your behalf. If that’s you, no action needed (though it never hurts to double check your account). This is really for homeowners who pay their taxes directly — usually because your home is paid off or your loan doesn’t include an escrow account.

A few quick facts:
🗓️ First half was due October 1st, delinquent after November 2nd
🗓️ Second half is due March 1st, delinquent after May 3rd
🗓️ If you’d rather pay it all at once, the full-year payment deadline is December 31st

Once a payment goes delinquent, interest starts adding up, so it’s an easy one to take care of now before the holidays sneak up and it slips your mind completely. You can look up your bill or pay online through the Pima County Treasurer’s Office at to.pima.gov, or call them directly at (520) 724-8341 if you have questions about your specific amount or whether your lender is already covering it.

Not the most exciting post we will ever write, but we'd rather you hear it from us than find out the hard way. 😊

Renting? Here’s why renters’ insurance matters 🏠🛡️

On this week’s Vista Point View, we’re breaking down renters’ insurance and the three main ways it can protect you:

🛋️ Personal belongings: helps repair or replace your clothes, furniture, electronics, and more after a covered event like a fire or theft

⚖️ Liability: helps cover costs if you accidentally damage your rental or someone else’s property, or if someone gets hurt and you’re responsible

🏨 Temporary living expenses: helps pay for a place to stay if your rental becomes unlivable due to a covered event

Every policy is different, so read yours carefully and ask your agent what’s included.

It’s usually an affordable way to get some serious peace of mind. 💛

Do you have renters insurance? Let me know in the comments! 👇

If you own a rental in Tucson, here’s something worth paying attention to: rents across the city are down nearly 5% from a year ago. For tenants, that’s good news. For landlords, it means the days of “list it and it’ll rent itself” are behind us — pricing it right and marketing it well now actually moves the needle on your bottom line.

This is exactly why we are proud of our company, Vista Point Properties. We’ve been family-owned here in Tucson since 2014, and we manage 290+ properties around the city — whether that’s full-service property management or just helping you get a great tenant in the door with our leasing-only option.

If you’re self-managing and feeling the pinch of a softer market, or you’ve been thinking about handing the keys to someone local who knows this city inside and out, we’d love to talk through your numbers with you.

On this week’s Vista Point View, we’re talking about a trend we’re seeing more often here in Tucson. With homes taking longer to sell, some homeowners are choosing to rent out their property instead of settling for a price or timeline that doesn’t work for them.

It can be a smart move, but becoming a landlord comes with a whole new set of responsibilities:

✅ Screening tenants
✅ Collecting rent
✅ Coordinating maintenance and repairs
✅ Staying compliant with landlord-tenant laws
✅ Handling the day-to-day details

That’s where professional property management can make renting a realistic option while you wait for the right time to sell.

So, we are curious: if your home didn’t sell on your timeline, would you consider renting it out? Tell me in the comments! 👇

And if you’re weighing that decision, we’d love to talk through your options. Send me a DM anytime. 💛

September Market Update 🏡

Here's what the Southern Arizona market did last month:

📈 Median sale price: $365,000 (up 2.8%)
🏠 Homes sold: 1,129 (down 6.2%)
✨ New listings: 2,037 (up 6.3%)
⏱️ Median days on market: 36
💰 Homes sold about 2% under list price

What it means: Prices are holding steady, and buyers have more homes to choose from and more room to negotiate than they did this spring. If you've been waiting to buy, fall could be your window. If you're selling, pricing it right from day one matters more than ever.

Curious what this means for your neighborhood? Send me a message. We would be happy to pull the numbers for you!

Happy Indigenous Peoples' Day 🌵

Today, Vista Point Properties honors the Tohono O'odham and Pascua Yaqui, whose history and culture shape the land we're proud to call home. Even Tucson's name comes from the O'odham word Cuk Ṣon, "at the base of the black hill."

We're grateful to live and work here, and we celebrate Native communities today and every day. 🧡

Could someone steal your home without you even knowing? 🏠⚠️

On this week’s Vista Point View, we’re talking about deed fraud, a scam where criminals use stolen personal information or forged documents to transfer ownership of your property or take out a loan against it.
The good news? A few simple steps can help protect you:

🔍 Monitor your property records with the county recorder

🔐 Guard your personal information from unexpected calls, emails, and texts

📬 Never ignore unfamiliar mail or documents about your home

🚨 Act fast if something doesn’t look right

Pima County homeowners: the county offers complimentary fraud alerts that notify you when a document is recorded involving your property or your name. Sign up at protectyourtitle.org 🙌

Your home is one of your biggest investments, and a few minutes of prevention can go a long way. Watch the full video, and share this with a homeowner you care about! 💛
