🦎 **Arizona Wildlife Fun Fact!** 🌵

The **Gila monster** is one of Arizona's most fascinating residents—and one of only a few venomous lizards in the world!

Here are a few cool facts:
🧡 Their bright orange and black pattern warns predators to stay away.
💤 They spend up to **95% of their lives underground**, so spotting one is a rare treat!
🎂 A Gila monster can live **20 years or more** in the wild.

If you're lucky enough to see one, admire it from a safe distance. They're protected in Arizona and play an important role in our desert ecosystem.

Leslie recently saw her first one in Stone Canyon! Super cool!

❓Have you ever seen a Gila monster in the wild? If so, where?

🐗 **Arizona Wildlife Fun Fact!** 🌵

Think javelinas are wild pigs? Think again!

Javelinas (also called **collared peccaries**) are actually more closely related to **hippos** than pigs. 🤯

A few more fun facts:
🌵 They have poor eyesight but an incredible sense of smell.
👨‍👩‍👧 They travel in family groups called **squadrons**, usually with 6–12 members.
🌼 Their favorite snacks include cactus pads, prickly pear fruit, roots, and mesquite beans.

If you happen to see one, enjoy it from a distance—and remember, never feed wildlife. It keeps both people and animals safe.

❓What's the largest squadron of javelinas you've ever seen in Arizona?

🌵 **Arizona Fun Fact!** 🌞

Did you know the iconic **saguaro cactus** grows incredibly slowly?

🌱 It may take **10 years** to grow just 1 inch.
🌵 At around **50–70 years old**, it begins growing its first arm.
🏜️ A mature saguaro can live **150–200 years** and store hundreds of gallons of water after a good rain!

These amazing giants are found naturally only in the **Sonoran Desert**, making Southern Arizona one of the few places in the world where you can see them in the wild.

Every time you drive past one, you're looking at a living piece of Arizona history! 💚

Have you ever spotted a saguaro with a shape that made you smile? Share your favorite cactus photo in the comments! 📸🌵

☀️ **Arizona Summer Home Care Tips** 🌵

When temperatures climb into the triple digits, your home works just as hard as you do! A little preventative maintenance now can help you avoid expensive repairs later.

Here are a few things every Arizona homeowner should be doing this summer:

✅ Change your HVAC filter every 30–60 days to help your air conditioner run efficiently.

✅ Keep outdoor A/C units free of leaves, weeds, and debris. Give them at least 2 feet of clearance for proper airflow.

✅ Check irrigation systems for broken emitters or leaks. Even a small leak can waste a surprising amount of water.

✅ Inspect weatherstripping around doors and windows to keep the cool air inside where it belongs.

✅ Look for signs of roof damage after monsoon storms, including missing tiles or debris buildup.

✅ Test smoke detectors and replace batteries if needed.

✅ Trim back shrubs and trees so they don't touch your roof or block A/C units.

✅ Check for cracks around your home's foundation and seal any openings where insects may enter.

A little maintenance today can save you thousands tomorrow!

🏡 If you have questions about maintaining your home or you're wondering what improvements add the most value before selling, we would be happy to help.

Stay cool and stay safe out there! 😎🌵
