I had a rental showing that was a little different from the usual!

The applicant showed up and spent most of the walkthrough on FaceTime with her husband, speaking a language I couldn’t identify. Instead of the usual 20 questions I get during a showing, I think she asked me maybe two things the entire time. She was mostly showing the house to her husband, got to the end, decided she liked it, and wanted to go fill out the application.

Honestly, it was one of the most unusual showings I’ve had. Sometimes people know what they want, and sometimes the person you're really giving the tour to isn't even physically there! 😂

Have you ever had a showing or house tour that went completely differently than you expected?

Ever wondered what it takes to get those giant hot air balloons off the ground?

While visiting Albuquerque, we stopped by the Anderson-Abruzzo International Balloon Museum to learn more about the history of ballooning, how it works, and the incredible ways humans have taken to the skies.

If you're ever in Albuquerque, it's a fun stop to add to your itinerary, even if you aren't visiting during the famous Balloon Fiesta!

Have you ever been up in a hot air balloon, or would you rather keep your feet on the ground? 😂🎈

Imagine driving to a showing, finding no lockbox, and discovering hours later that the key was hidden at the house the whole time.

I was showing a vacant property that had MLS instructions saying “GO SHOW.” I arrived, looked for the lockbox, and couldn't find one anywhere. So I called the listing agent for help. No answer.

Hours later, she finally called me back and explained that there was no lockbox and the key was hidden somewhere at the property. That information wasn't in the showing instructions, and there was nothing telling me I needed to call her before the appointment.

Things happen, and sometimes showing instructions get missed or changed. But if access to a property requires a special arrangement, that information needs to be communicated upfront. A simple note in the instructions could have saved everyone a lot of time and frustration.

Realtors, what's the most confusing showing instruction you've ever encountered? Tell me in the comments! 👇

Me checking to see if that overpriced listing has finally accepted reality. 👀💀

You can love your home, cherish your memories, and put money into renovations, but none of that automatically determines what a buyer is willing to pay for it.

In today's market, pricing based on what you hope to get instead of what comparable homes are actually selling for can mean more days on the market, fewer showings, and eventually price reductions.

The market doesn't care what you want your house to be worth. It cares what buyers are willing to pay.

Price it for the market you're in, not the market you wish you were in.

A home going under contract doesn't mean it's guaranteed to sell!

Home purchase cancellations are running higher than usual, and that has implications for both buyers and sellers.

For buyers, this means you shouldn't feel pressured to rush into a purchase just to get an offer accepted. Take your due diligence seriously, understand your contract deadlines, and make sure you're comfortable with the home you're buying. You may also get another opportunity at a home you thought was already off the market if the first deal falls apart.

For sellers, accepting an offer is only the beginning. The highest offer isn't always the strongest offer, and a deal can fall apart because of financing, inspections, appraisals, or other issues. It's important to evaluate the buyer's qualifications and the terms of the offer, not just the price.

The bottom line? Under contract isn't the same as sold. In today's market, both buyers and sellers need realistic expectations and a plan for what happens if things don't go as expected.

Are you buying or selling a home? Having the right strategy matters more than ever. Let's talk! 👇

Fixer-upper Part 61: A good epoxy floor starts with the prep work!

Before applying the epoxy, I had to clean the concrete and get the surface ready for the coating. Then came the primer, followed by paint/coating layer, and finally the clear coat to help protect the finished surface and give it that final look.

Would you tackle an epoxy floor yourself, or would you leave this one to the professionals? 👇

What happens when you zoom out and look at housing costs over 10 years instead of one month?

This example compares two paths: renting VS buying and building equity through appreciation and principal paid.

Buying isn’t automatically right for everyone, but if you’ve been renting for a while, it’s worth seeing what the numbers look like for you.

Marry the house, date the rate...

This was a gimmicky, cheesy pitch I heard from plenty of Realtors when interest rates are high. The problem? It makes refinancing later sound like a sure thing when nobody knows for sure where rates are headed or when they'll drop enough to make refinancing worthwhile.

Don't buy a house based on the hope that you'll refinance later. Buy because you can comfortably afford the payment today. If the payment works for your budget and you can handle it even if rates stay where they are for years, refinancing later could be a great option if the opportunity comes along.

But a future refinance should be a bonus, not your game plan.

Thinking about buying a home? Let's talk about your options and run the numbers so you can make an informed decision based on what you can afford TODAY, not what we hope happens tomorrow.
