Before you automatically say, “We'll just wait until January…” Ask yourself what you're actually waiting FOR.

Because January isn't a strategy. Spring isn't a strategy either.

Maybe waiting gives you time to save more money.
Maybe you need another few months at your job.
Maybe your lease isn't up yet.
Maybe the right house isn't available.

Those are real reasons.

But if the only reason is: “People don't buy houses during the holidays…” Let's look a little deeper.

Real estate doesn't stop because the calendar says November or December. The environment changes—and sometimes those changes can create options.

That's not a strategy. That's exhausting. 😂

Let's get specific:
• What do you actually need?
• What areas make sense?
• What payment feels comfortable?
• Which houses truly deserve your time?
• And what would have to be true for you to confidently say yes?

Buying a house should not feel like some holiday scavenger hunt where you're afraid the prize disappears if you don't hurry.

We can slow the process down mentally even when we're ready to act strategically.

And yes—you always have permission to say: “This isn't the one.”

A house sitting on the market longer does not automatically mean: “Offer whatever you want—they're desperate.” 😅

That's simply not how good negotiation works.

What longer market time actually gives us is a reason to investigate. Before writing an offer, we dig into the details:
• What has happened with the listing history?
• Has the seller already adjusted the price?
• Were there previous canceled contracts or offers?
• Is the home's condition affecting buyer interest?
• What does the seller actually care about?
• Is there flexibility somewhere besides just the sales price?

That's how I approach negotiation for my clients. Not “let's see how low they'll go,” but “let's figure out what actually matters in this deal.”

Sometimes that creates a massive opportunity. Sometimes it tells us to walk away. Both answers are extremely useful.

I don't want you buying a house because you're afraid something will get worse. And I don't want you waiting because you're convinced something will magically get better.

Neither one is a strategy.

What we CAN do is look at what's actually happening in the neighborhoods and price range you care about. Then you decide.

Maybe the opportunity makes sense.
Maybe it doesn't.
Maybe we buy.
Maybe we wait.

That is what having a real plan looks like.

I hear this every fall: “Katrina, we're just going to wait because there will be more houses in spring.”

You may have more homes to choose from in spring. And that can absolutely matter.

But here's what I want buyers to remember: More listings don't exist in a vacuum.
• There may also be more people shopping.
• Your payment may be different.
• Your financial situation may be different.
• Seller flexibility may be different.
• And the home you want may—or may not—be there.

So I'm not going to tell you: “Buy now before it's too late.” And I'm not going to automatically tell you: “Just wait for spring.”

Let's compare the two. If waiting puts you in a stronger position, great. If you're ready now and the right opportunity exists, we should understand that too.

Your decision deserves more thought than a season on the calendar. ❤️

I have this conversation every fall…

If you've already decided you're waiting until after the holidays simply because it's “the holidays,” I want you to reconsider the question. Not necessarily the decision. ❤️

Instead of asking: "Is this a good season to move?"
Ask: "Would moving during this season make sense for MY family?"

Those are two completely different questions.

There can be advantages and challenges for buyers AND sellers as the year winds down. That's why I would rather look at your actual situation than give you some blanket answer about October, November, or December.

Your job isn't to perfectly time the housing market. My job is to help you understand your options.
