🏡 RANCHO PALOS VERDES MARKET UPDATE | OCTOBER 8, 2026

📉 Mortgage rates are making headlines—but what are buyers actually doing in Rancho Palos Verdes?

Let’s look at the numbers.

🏠 113 Active Listings — Down from 117 three weeks ago.

🤝 34 Pending Sales — Down from 43, suggesting buyers may be taking a more cautious approach.

🔑 42 Closed Sales — Up from 32 over the previous 30-day reporting period.

So what’s the takeaway?

Inventory remains relatively tight, pending sales have slowed, but closings have picked up.

And remember, Rancho Palos Verdes isn’t one uniform housing market. What’s happening in one neighborhood or price range can look very different from another.

💡 For buyers: Don’t let mortgage rate headlines make your decisions for you. The right opportunity may be out there.

💡 For sellers: Pricing, presentation, and understanding your competition remain essential.

📲 Curious what these numbers mean for your home or your next move? Let’s talk.

PV Brokers With My Daughter — Episode 4 🏡👧

Today Estella and I hit the Palos Verdes brokers tour and made it through 4 homes.

By the last stop, my phone was down to its final few percent… and, coincidentally, so was Estella. 😂🔋

But we made it…and got a look at some great properties along the way.

That’s exactly why I make time for brokers tours. Seeing homes in person gives me a much better feel for the property, the location, the condition and the value than photos ever can…and that firsthand knowledge helps me better advise my buyers and sellers.

If you’d like more information on any of the homes we toured, or you’d like to schedule a private showing, send me a DM or give me a call.

Does Days on Market really matter? 🏡

A buyer asked me this recently after noticing a home had been sitting on the market longer than others.

The short answer: YES, but probably not for the reason you think.

A high DOM doesn’t automatically mean there’s something wrong with the house. Pricing, timing, presentation, seller strategy…and sometimes just plain bad luck…can all play a role.

So before you cross a home off your list because it’s been sitting awhile, take a closer look. Sometimes the longer DOM is actually where the opportunity begins.

South Bay inventory just dropped by 43 homes in one week—but that doesn’t necessarily mean buyers are suddenly buying everything in sight.”

Let’s see what’s changing across all 19 South Bay cities.
There are currently 1,086 homes for sale, down from 1,129 last week.
And 108 new listings hit the market over the past seven days, compared with 119 the week before.

So part of that inventory drop may simply be fewer homes coming onto the market—not necessarily a sudden surge in buyer demand.
There are currently 484 pending sales, down from 494 last week.
That breaks a three-week streak of rising pending sales, so buyer activity took a small step backward this week. One week doesn’t make a trend, but it’s something I’ll be watching.

Over the past 30 days, 427 homes closed escrow, compared with last week’s rolling count of 412.
That’s encouraging, but remember: closings tell us more about where the market was several weeks ago. Pending sales give us a better look at what buyers are doing right now.

Mortgage News Daily’s 30-year fixed index is sitting around 7.57%, and lately rates have been inching higher.
That’s another headwind for affordability—and one reason I wouldn’t assume lower inventory automatically means a hotter market.

THE TAKEAWAY
So this week, we have fewer homes for sale, fewer new listings and slightly fewer pending sales—but more completed sales showing up in the 30-day count.
To me, that looks less like the market suddenly heating up and more like a market that’s still moving—but selectively.

And if you’re house hunting this weekend, here’s the open house count scheduled across the South Bay.
I put the full list in my profile—because driving around looking for signs is not a strategy.

And remember, some Coming Soon homes are now showing up on Compass See It First before the other major real estate sites.

So check the open houses, keep an eye on what’s coming next, and pay attention to the data—not just the headlines.
Because opinions are easy. The numbers tell us what’s actually happening.

Until next week, get out there, explore the opportunities, enjoy the process… and happy house h

Broker tours with my daughter. 🏡😂

South Shores broker opens tend to happen right around preschool pickup, so Estella joined me to tour three new listings in the neighborhood.

She doesn’t have her real estate license yet… but she definitely has opinions.

At this rate, I may have an assistant before she starts kindergarten.

Want the details on any of the new South Shores listings? Give me a call or send me a DM.

🏡 SAN PEDRO MARKET UPDATE

Inventory is up…but that doesn’t mean every home is sitting.

Two weeks ago, San Pedro had 121 homes for sale. Today, we’re at 128.

✅ 38 pending
🏠 37 closed in the last 30 days
🆕 16 new listings this past week

I toured three new South Shores listings today, and one already has four offers.

That’s the takeaway: even with more inventory, the right home, in the right location and at the right price, can still attract plenty of attention.

💰 Top sale: 2215 W 34th Street closed at $1,833,233, making it the third-highest San Pedro sale of 2026.

And here’s an interesting stat: San Pedro still hasn’t had a $2M+ sale in 2026. Going back to 2010, I found only 23 single-family sales above $2 million.

Real estate is local…sometimes extremely local.

Mortgage rates are back above 7%… but that doesn’t necessarily mean 7%+ is the rate you have to pay. 🏡📉

Depending on your situation, there may be ways to lower your borrowing cost:

• Adjustable-rate mortgages (ARMs) can offer a lower initial rate
• A 2-1 or 3-2-1 buydown can temporarily reduce your rate
• Seller credits may be used to help fund a temporary buydown
• Builders are offering incentives, including rate buydowns and closing-cost credits
• And simply shopping your mortgage can make a difference

The headline rate is a starting point…not necessarily your final rate.

In addition to being a South Bay Realtor, I’m also a Mortgage Loan Originator, so I can help buyers look at both sides of the equation: the home and how to finance it.

In 1984, I had a choice: San Pedro High or Miraleste High.

I chose San Pedro. ⚓️

More than 40 years later, I decided to take a closer look at my old high school and see what it has become.

And I was genuinely surprised.

Today, San Pedro High offers programs ranging from a Gifted STEAM Magnet and Marine Science to Visual & Performing Arts, a Police Academy, JROTC, AP courses, athletics, career pathways and more.

It’s also a good reminder that when researching schools, there’s more to the story than a single district or school ranking. California itself evaluates schools across multiple measures, including academics, graduation rates and college/career readiness. (California School Dashboard)

This is definitely not the San Pedro High I walked into in 1984.

So did 16 year old me make the right choice?

I’m going with YES. 😎

I grew up in San Pedro and live here today. I cover more than real estate because choosing where to live is about understanding the neighborhoods, schools, history and community too.

What should I cover next about San Pedro? Drop it in the comments. 👇
