💰 FUN FACT FRIDAY: A price reduction isn't always the only way to make a home more attractive to buyers.
Depending on the transaction, a seller contribution toward things like closing costs or a mortgage-rate buydown may help solve the buyer's biggest problem:
Affordability.
Here's why this matters.
A buyer may appreciate a lower purchase price — but they may care even more about:
✔️ Bringing less cash to closing
✔️ Reducing upfront expenses
✔️ Potentially lowering their monthly payment
✔️ Making the purchase easier to fit into their budget
Every transaction is different, and financing incentives must be structured correctly with the buyer's lender.
But when a listing needs a strategic adjustment, the answer isn't automatically:
“Cut the price.”
Sometimes the better question is:
“What would actually make this home easier for the right buyer to purchase?”
That is where strategy matters.
