You’re under contract—congratulations! 🏡 Now let’s make sure you know what you’re buying.
Here are 6 things to do before inspection day:
1️⃣ Read the seller’s property disclosure.
Don’t just file it away. Review what the seller has shared about past leaks, repairs, roof age, HVAC updates, and other known issues. It’s not a guarantee of the home’s condition, but it’s a starting point for questions.
2️⃣ Get your inspection on the calendar.
Your contract has deadlines, and we want time to review the report, discuss any concerns, and determine whether to request repairs or credits. Schedule early so you’re not rushing through important decisions.
3️⃣ Review the HOA documents, if applicable. Know more than the monthly fee. Read the rules, restrictions, financial information, and any planned assessments. You want to understand both the costs and the expectations before moving forward.
4️⃣ Contact your insurance agent.
Start getting quotes now—not right before closing. The home’s age, location, roof condition, and claims history can affect coverage and cost. Let’s get a clearer picture of your expenses early.
5️⃣ Visit the neighborhood at different times. A quiet Saturday showing only tells you so much. Drive by during the morning commute, in the evening, and on a weekday. Pay attention to parking, traffic, noise, and whether the surroundings fit your day-to-day needs.
6️⃣ Bring your questions to the inspection.
Something catch your eye during the showing? See a repair mentioned in the disclosure? Write it down. Ask about the major systems, signs of water intrusion, and maintenance needs so you leave with a better understanding of the home.
🎯My goal isn’t just to help you get under contract. It’s to help you understand what you’re buying and feel confident about your next steps.
