Growing up in MoCo, I always thought I would find my way to Georgetown in my early 20s, but life took me to Canton as soon as I was 21, and I never looked back.

I love Baltimore because it is a city that feels like a small town. Around every corner there is a new surprise. The people are gritty and supportive and, for the most part, want everyone to rise together. You can be known and seen here. You can easily support and shop local, eat at locally owned restaurants, and enjoy a lifestyle other cities can't afford due to traffic and pricing- two issues I don't experience like I did growing up in the DMV.

Maryland offers all 4 seasons and Baltimore puts them each on full display. Each season offers its own flavor and activities to go with.

Most of my clients and a lot of my followers are actually already in the Baltimore area and just move in and around the city and counties depending on stage of life and lifestyle, so if you are from here, what do you love most about Baltimore?

I traded a 2.27% for a 7.3% rate this year 😱

Why?

Because the two best times to move are when you want to and when you can!..The third best is if you have to.

We didn't have to move.
In fact, we loved our house!
But an opportunity came up with a property we have always loved and we got it for terms we couldn't pass up.

In the height of the recent market (2021-2022), you could buy a house with a 2.75-3.2% rate, but you also often had to pay 75-100k over appraised value with zero inspections or favors.

In some price points, it will take 4-7 years to break even on that higher price tag when comparing with higher interest rates.

Everything is proportionate.

My hope is that in the coming months (or even years) rates will come back down and we will re-fi, but even if they don't, we have a long-term asset that we are adding equity to.

Beyond the numbers, we LOVE living there and making it our own.
When it comes to personal residential, I don't try to time the market.

I always make balanced decisions that are informed by the current market, but factor in lifestyle a lot more than I would with an investment.

So, this is your permission slip to move even if rates are high, if you want to, are able to ...or even if you have to!
