Keep a folder for your home improvements. 📁🏡

New roof, HVAC system, water heater, fence, remodeled kitchen: save the receipts, warranties, and contractor info. When it's time to sell, buyers love seeing what's been updated and when, and it makes answering their questions a lot easier. It can also help at tax time down the road, so ask your tax pro what's worth keeping.

That goes for homeowners on both sides of Texarkana, Texas and Arkansas, Bowie County and Miller County. A simple folder or a photo on your phone works fine.

Bought a home this year? Don't forget your homestead exemption. 🏡

It's one of the easiest ways to lower your property taxes on the home you live in, and a lot of new homeowners miss it.

On the Texas side, you file with the Bowie Central Appraisal District. On the Arkansas side, ask the Miller County Assessor's office about the homestead property tax credit. Call them and ask what you need and when it's due. It usually takes just a short form and a copy of your ID.

If you're not sure whether you've already filed, it's worth a quick call to check.

⏰ Clocks fall back this Sunday, Nov. 1. That makes it an easy reminder to check your smoke and carbon monoxide detectors.

Here's a quick list for when you change the clocks:
• Press the test button on every smoke alarm and CO detector.
• Swap in fresh batteries if they're not sealed 10-year units.
• Look for the date on the back. If an alarm is past its replacement date, replace it.
• Make sure there's one on every level of the house and near the bedrooms.

That goes for homes on both sides of Texarkana, whether you're in Bowie County, TX or Miller County, AR. If you're getting ready to sell, working alarms are one less thing to fix after the inspection.

Out looking at houses this weekend? Here's what to look past and what to look for. 🏡

Paint colors, furniture, and light fixtures are easy to change. The roof, foundation, windows, and HVAC aren't. Look for water stains on ceilings, doors that stick or won't latch, and cracks above doorways. Open the cabinets under the sinks and check for soft spots or musty smells. And if you can, drive by at night or after a heavy rain.

Leaves are coming down, so it's a good time to check your gutters. 🍂

Clogged gutters send rainwater over the sides and down along your foundation. That's how small problems turn into wet crawl spaces, rotted fascia boards, and foundation trouble. Once most of the leaves have fallen, clean them out and make sure your downspouts carry water away from the house.

Whether you're in Texarkana, Texas (Bowie County) or Texarkana, Arkansas (Miller County), it's one of the cheapest bits of upkeep you can do, and a buyer's inspector will notice it when it's time to sell.

Swap out your HVAC filter and run the heat now, while it's still mild, so you catch problems early. If it's been a while, schedule a furnace check. If you have gas heat, test your carbon monoxide detectors. And keep space heaters at least 3 feet away from anything that can burn.
