The same five questions come up almost every week, so here are my honest answers in one place.

Do you need 20% down? What does a buyer's agent cost you? Is now a good time to buy? Swipe through, then save it for when you need it.

What's the question you've been wanting to ask? Put it in the comments. I answer every one.

Listing photos don't happen by accident.

Every room gets walked twice. Lamps go on, clutter comes off the counters, the blinds are set just so, and then the videographer and I go room by room for stills and video in one visit. Then I check the mirrors, because someone is always standing in one.

This is what goes into getting a home seen. If you're thinking about selling, ask me what we'd do with yours.

A few ideas from the Grand Endeavor Homes model in The Canyons at HCH Ranch that work in a lot of homes, not just this one.

A statement range hood. A glass w**e wall instead of a closed pantry. A dark, cozy study. A freestanding tub. A coffered ceiling that makes the bedroom feel finished.

Which one would you steal for your house?

3 bed, 2 bath, 1,318 sq ft in Heritage Place, Temple. $215,000.

Vaulted ceilings, a wood-burning fireplace, a primary suite with a walk-in closet and a fenced backyard with a patio. Minutes from the VA Medical Center.

A good fit for a first home or a smaller next step. Message me for a showing or the full details.

Page 346. I had to read it twice. 🦁
Lisa Copeland listed me in her new book as one of her business partners at eXp Realty®.
This week I drove to Austin to celebrate the launch of Lioness Unleashed: A Manifesto for Women Who Refuse to Stay Silent. The sign at the door said it all:
Your experience is your power. What will you do with it?
That one hit home. I spent nearly 20 years as a military spouse, starting over every time we moved. I used to see that as something to work around. Lisa reminded me it’s what I build on.
Then she sat down with her mentor, Sharon Lechter, co-author of Rich Dad Poor Dad and author of Think and Grow Rich for Women, Three Feet from Gold, and Outwitting the Devil.
What I wrote down:
🌟 You’re the CEO of your own life. Your thoughts, words and actions are yours to lead.
🌟 Stop chasing perfect balance. Intentional choices, strung together, become a life that means something.
🌟 Live above the line. Accountability, courage and contribution over excuses and guilt.
🌟 Don’t just make money. Understand it, invest it, grow it. Ladies, this one isn’t optional.
Two questions to ask yourself every day:
How did I add value to someone’s life today?
What’s the most important thing I learned today?
The whole afternoon supported Not On Our Watch, protecting kids from online predators.
Thank you Lisa for the signed copy, for counting me as a partner, and for the reminder to ROAR. 🦁
Who you surround yourself with shapes what you believe is possible. I’m choosing my rooms on purpose.
Which of those questions are you asking yourself tonight? 👇

I opened Lisa Copeland's new book to page 346 and found my name.
She listed me as one of her business partners at eXp Realty. I'll be honest, I had to read it twice.

This week I drove to Austin to celebrate the launch of Lioness Unleashed: A Manifesto for Women Who Refuse to Stay Silent. The theme on the sign at the door said it all.
Your experience is your power. What will you do with it?

That question hit home. I spent nearly 20 years as a military spouse, starting over every time we moved. I used to see that as something I had to work around. Lisa reminded me it's actually what I build on.

Then she sat down with her mentor, Sharon Lechter. If you don't know Sharon's name, you know her work:
-Co-author of Rich Dad Poor Dad and more than a dozen other Rich Dad books.
- Author of Think and Grow Rich for Women, Three Feet from Gold, and Outwitting the Devil with the Napoleon Hill Foundation

Here's what I wrote down from their conversation:

🌟You're the CEO of your own life. Your thoughts, your words and your actions are yours to lead.

🌟Stop chasing perfect balance. Make intentional choices today. Strung together, they become a life that means something.

🌟Live above the line. Choose accountability, courage and contribution over excuses and guilt.

🌟Don't just make money. Understand it, invest it, grow it, and build wealth that outlasts you. Ladies, this one isn't optional.

Two great questions to ask yourself daily:
How did you add value to someone's life today?
What's the most important thing you learned today?

The whole afternoon supported Not On Our Watch, the Texas Women in Business initiative protecting kids from online predators.
Thank you Lisa for the signed copy, for counting me as a partner, and for the reminder to ROAR. 🦁

Orders to Fort Hood? Save this before you start scrolling listings.

The five things I walk every military family through before we look at a single house: the commute, VA pre-approval, assumable VA loans, the option period, and how to buy without being here.

Message me "PCS" and I'll send you a neighborhood breakdown for Killeen, Harker Heights, Copperas Cove, Belton and Temple.

New faces here lately, so a proper hello.

I'm Lisa Yoder, a REALTOR® in Temple, Belton, Killeen and the rest of Central Texas. I spent 20 years as a military spouse, which means I've packed a house on short notice more times than I'd like to count. I know what it's like to buy a home from three states away and hope the photos told the truth.

That's the job now. I help buyers, sellers and PCSing families make good decisions, and I tell you the whole story, not just the parts that sell.
