🏡 CLOSED! 🔑🎉

📍 21185 Telegraph Rd, Riverside

After inspections uncovered concerns at the previous home, my buyers made the difficult but smart decision to cancel. What could have felt like a setback quickly turned into a new opportunity!

We got right back to work, found another home and successfully made it to the closing table. 🙌

Sometimes the home that doesn’t work out simply redirects you toward the one that does. Congratulations to these wonderful clients who were so easy to work with and became friends along the way! 🥳🏠

🏡 IN ESCROW! 🎉

📍 9312 Avenida Altura Bella, Cherry Valley, CA

Persistence pays off! 💪

After multiple price adjustments, plenty of marketing, open houses, and a whole lot of determination, Dos Encinos Ranch is officially IN ESCROW! 🎉

This was such a unique property, offering nearly 2 acres, a beautiful single-story home, massive workshop, and so much more. Finding the right buyer took some time, but we stayed focused and kept working toward the goal.

Not every home sells overnight. Sometimes it takes patience, persistence, and a willingness to adjust your strategy along the way.

I'm excited for my sellers as we take this next step toward closing! 🙌🏡

Thinking about selling? Having the right strategy and someone willing to put in the work can make all the difference.

📉 Interest rates have been frustrating, but we finally got some encouraging news this week.

The 10-year Treasury fell below 5%, with its biggest one-day drop since 2023. That doesn’t mean mortgage rates are at 5%, but it could be a positive sign—and today’s market may offer opportunities for motivated buyers.

I break down what happened, what it could mean for mortgage rates, and where buyers may have an advantage in this week’s email.

🏡 Well... this one didn’t make it to the finish line.

After making it all the way through escrow and getting very close to closing, this transaction was ultimately cancelled and the home is coming off the market for now.

Of course, after investing a lot of time, energy, and resources into a transaction, it’s disappointing when it doesn’t close. But that is also part of this business. As Realtors, we invest in our clients and their transactions knowing that not every one will result in a paycheck.

And that perspective is something I’m genuinely thankful for. 🙏

God has blessed my business tremendously, and I’m grateful to be in a position where I don’t have to look at every decision through the lens of whether or not I’m getting paid. It allows me to focus on what I believe matters most, doing what is best for my clients.

Sometimes a transaction not closing may actually end up being the best outcome for everyone involved. We don’t always see that immediately.

🙏 Thankful for the opportunity to serve
🙏 Thankful for a blessed business
🙏 Thankful for the lessons along the way

Not every real estate story ends with a closing photo, and that’s okay. On to the next one. 🏡🔑

🏡 CLOSED! 🎉

This one wasn’t about the money. It was about helping a senior buyer reach the finish line.

She speaks Vietnamese, and the language barrier made every step more challenging. She also wasn’t able to sign electronically, so we handled the paperwork in person. I never expected my first signing on the trunk of a car to happen at 9 p.m. 🌙🚗

I’ll be honest: there were moments I wanted to throw in the towel. It was a tough process, but we kept going, and we got it done. 💪✅

I’m so happy for my buyer and grateful I could be there to help her through it. Congratulations on your new home! 🏠❤️🥂

🏡🎉 SOLD IN MENIFEE! 🎉🏡
📍 26611 Mountaingate St, Menifee
💰 Listed at $569,900
✅ SOLD for $574,000!
This one moved FAST! 🔥 We had to get this property ready and on the market very quickly, and my sellers did a great job making sure the home showed beautifully from day one. ✨🏠
📆 Under contract within just 4 days
🙌 Multiple offers received
💵 Sold $4,100 OVER asking price!
Even in a slower market, well-maintained homes that are presented properly and priced right can still generate strong competition. 📈🔑

An accepted offer doesn’t always end with keys, and sometimes that’s a good thing. 🏡🔑

With my buyers purchasing from out of town, we wasted no time and scheduled inspections for the very next day. During the inspection, a water leak was discovered that had made its way underneath the flooring. 💧🔍

After gathering the facts and discussing the situation, my buyers decided this wasn’t the right property to move forward with. The sellers were also comfortable ending the transaction, allowing everyone to move on without unnecessary conflict.

Real estate isn’t about forcing every deal to the finish line. Sometimes the biggest value an agent provides is helping clients feel comfortable about walking away. On to the next opportunity! 🙌
