When people say homes are not affordable, this is the math they mean.

Same $500,000 loan, same house. Only the rate changed.

At 3.5% the payment was $2,245 a month. At 7.5% it is $3,496 a month. That is $1,251 more every month.

Flip it around. Hold the payment at $2,245 and the house that buyer can carry shrinks from $500,000 to $321,107. The buyer did not change. The house did not change. The payment ate $179,000 of house.

These numbers are principal and interest only. Property taxes stack on top. So does insurance, and fire insurance in our hills has climbed hard. For many Tehachapi homes it is a second payment hiding inside the first one.

So two homes at the same price do not compete the same anymore. The buyer at 7.5% has no cushion left for repairs. The finished home wins, and the project home sits.

Condition is the new location.
