Every day between signing your lease and opening your doors is money you don't get back 🔑

Most new owners bring in a contractor after the lease is signed, and that's usually when they find out what the space actually needs.

I'm a licensed GC and a commercial broker, so I can walk a space with you before you commit, tell you honestly what it will take to open, and then build it.

Start a conversation with me before you sign, not after.

We're a brokerage that also holds a GC license, and it changes what we can do on a deal 🔑

Most agents hand over the keys and disappear.

Our people are in the permits, the buildout and the inspections, which means they stay useful to a client long after the closing instead of moving on to the next listing.

We're adding agents across Florida this year, so send me a DM if you want to see what that actually looks like from the inside.

People walk onto my site and assume I'm the one filming it 👷‍♀️

It happens often enough that I've stopped correcting anyone right away.

I'm the licensed GC, the project is mine, and the hat isn't a costume.

If you're a woman weighing a construction career, ask me anything about it, because that assumption is genuinely the easiest part of this job to deal with.

Four years of my life are in a twelve-space retail town center on Tampa Bay 🏗️

I was the developer on Marina Landings at Westshore Marina District, and it's the project I earned my GC license on.

Twelve retail spaces, four years, in the city I was born and raised in.

If you're developing or leasing commercial space anywhere in Tampa Bay, that's the experience sitting behind everything else I post, and my DMs are open.

I have never once left a job site at the time I said I would 🕖

3 PM becomes 7 PM because the inspector runs late, a delivery comes up short, or a sub opens a wall and finds something nobody priced.

Those hours never show up on an invoice, and they're the reason the job still opens on time.

If you're choosing a GC for your next build, ask who's still on site at 7.

Ten years ago I would have laughed at anyone who told me I'd be a licensed GC 👷‍♀️

Nobody in my life put general contractor on the list of options for me, and the path I planned looked nothing like the one I'm on.

It turned out to be the best thing that ever happened to me, which is exactly why I keep saying this industry needs more women in it.

The broker and the general contractor on your deal can be the same person. Hi 🏗️

I'm Brit, founder of Build It Brit, third generation and Tampa through and through.

Because

I'm licensed on both sides of the table, my clients get one partner from leasing to sale to the build itself, instead of a hallway of middlemen each taking a cut and none taking responsibility.

Second store we've built for the same franchisee, and right now it's still an empty white box 🔑

Walls coming out, walls going in, a full code compliant bathroom rebuild, and a back office for the sales team.

Repeat clients are the only review that matters in this business, and this one came back for round two.

Most developers hire a broker, then an architect, then a GC, then another broker to lease it up 🏢

I'm licensed on both sides, so one team can source the land, run the entitlements, design it, build it, and lease it when it's finished.

Fewer handoffs, and nobody pointing at the other guy when a date slips.

If you have a site and no clear path from here to open, send me a DM. Build It Brit team, brokered by eXp Commercial.

Everything in this truck bed gets used before noon 🧰

Hard hat, safety vest, buildout plans on the iPad, moisture meter, sunglasses, business cards, and yes, pressed powder, mascara, and two lip options.

She can read an electrical plan and reapply gloss in the same five minutes, and neither one makes her less serious about the other.

If someone ever told you to pick a lane, consider this proof the lane was made up.
