Bowler Brief: clean beats clever
The offer that gets accepted is not always the highest one.
It is the one the seller believes will actually close.
Rates are still above 7% this week. A full point higher than a year ago. When the payment sits that high, more buyers get nervous and more deals fall out.
A higher price with a long inspection window, a financing contingency that still has work to do, and a close date that can slide looks big on paper. It looks risky to the homeowner.
The clean offer does not. Pre-approval already in the email. Dates locked. Inspection plan already decided. That is the one that gets the house, even if the purchase price is a little lower.
Before you write an offer, have these three things ready that make it clean: the pre-approval letter, signed disclosures, due diligence or Earnest Money ready to send. You will know you did it right when the agent on the other side does not have to ask for anything.
